Kiki Tulum

The location is good, convenient, quiet, not far from Centro Tulum. It's a very nice condo with design. The balcony jungle view is superb. The facilities are complete. The bed is comfortable and we slept very well. Clean and tidy. Parking on the street is easy to find.

The lavabo sink is too shallow, the water spreads everywhere. The water pressure for shower could be stronger.

Good location in the downtown area

Our family vacation in Tulum turned into a frustrating experience due to poor management and unacceptable conditions. Here’s what you need to know: Unfriendly and Unhelpful Host: The host was not welcoming, gave no proper tour, and was difficult to communicate with due to a language barrier. When we raised concerns, he was stubborn and unwilling to accommodate even basic requests. Key Problems: Only one key for a 4-person property! If the key is removed, the air conditioning stops, leaving the house at a stifling 85°F (30°C). Cooling down takes 1-2 hours. Inconveniences include: Going out at night and having to wake sleeping kids at 2 a.m. to get back in. Needing someone to always stay behind to open the door, even for small errands like grabbing coffee. Unreasonable Policies: Despite offering extra money for a second key, the host refused. We requested a refund after staying one night, but it was denied. Poor Property Maintenance: The house had ants and bugs, especially in the bathroom, due to the tropical climate. The pool was dirty and non-functional during the day, making it unusable. Conclusion: I’ve traveled to over 35 countries and 200 cities, staying in various properties, but I’ve never encountered such an inflexible and poorly managed rental. If you’re planning a trip to Tulum with family or a partner, this property will ruin your vacation. Stay away from rentals that refuse to provide multiple keys and basic amenities.

We had a pleasant stay at Kiki for 4 nights. The check-in and check-out were smooth, parking was easy, and there is a grocery shop, a cafe, some restaurants, and a bike rental shop within easy walking distance. The interior has a nice layout, pleasing design, and great lighting. Plus, the terrace is nice too. The greenery does a great job of blocking out views of the surrounding buildings. One of the two showers in our room did not have hot water during our stay, but it was still a great experience and we'd do it again.

The place was nice and quiet, clean, and secure. My kids loved the pool, and my wife and I loved that great restaurants and shopping were within walking distance. It's a great jump off point. There is even a cenote a couple blocks away.

Kiki Tulum was a great location for my family and I. We traveled with our kids, so it’s a great area for a family of 5. It’s quiet and you have a lot of things to do close by.

Our room was dusty and you can tell the kitchen counters were wiped down with a dirty rag because there was a dirty rag smell. The kitchen stove top was not clean. It had streaks and something sticky on it. The towels are very thin and stained. Also, the pool was dirty.
