Kiki Tulum

Neighborhood was safe, GPS found it easy enough, parking was on the road. The hotel is well kept and modern. We were greeted at midnight without any fuss, concierge was helpful and obliging. Host is easy to deal with and although we were not satisfied with our stay he was non-confrontational and easy to deal with. Probably suits younger people on a budget without any expectations.

So the first thing is that it was not what we expected based on the photos on booking.com. There is no pool in the room and no indoor-outdoor area. The owner pointed out this was all stated clearly in the description, fair enough. The window in the sitting room is large and faces the road with no privacy so unless you want guests looking into your room you will have to keep the curtains closed at all times. There is a huge construction going on next door so don't expect it to be quiet or peaceful. These were things we could live with however the chemicals used to clean the room leave a stench that is unbearable, to the point where it's all you think about. My wife felt it was damp and we chose to leave the next day. The host could not identify any smell and claimed all products are organic. He would not reimburse us as it would mean a loss for his business, we booked for three nights but could only manage one night. It is value for money and if you are not sensitive to chemicals go for it. On the bright side Tulum is worth visiting with excellent food and tourist sites.

Bad service by host. Construction right next to the apartment is going on as of 7:00-7:30 in the morning with too much noise to be able to sleep. I complained and both the host and Booking.com did not even confirm this is an issue, let alone compensate anything. They even questioned my complained as 'according to the host' noise is only as of 9:00 (of course he says that....) and my video that I have sent could not 'prove' the timing. Well.... I am not complaining if it is not true, why am I being distrusted (???). Also on Booking.com the room appeared to have a private swim bath as mentioned in the room specification and also pictures of that bath was shown with the room pictures. So I was expecting a private bath, but turned out to be a shared bath(?). So I complained on this topic as it was misleading, but they just ignored my arguments.... But now suddenly the swim bath picture is not shown anymore when clicking the room...... so apparently it was misleading?? Also the host did not respond in a professional way to my complaints. The location is not convenient, there are some (very expensive) restaurants nearby. But if you want to go to the centre where the most restaurants are, you cannot walk (not safe to cross certain neighbourhoods) and have to take taxi's. Also handover of keys took too long, although I did even send regular arrival time updates via the app/text... In short ok apartment, but unprofessional management.

The communication was good. The check in was easy and the manager Edgar was very helpful! We found the kitchen handy and used it a lot as we found Tulum super expensive to eat out as a family etc.

The condo was amazing, lovely apartment.
