Everything about the guest house was excellent but the gym facilities are not functioning well .

The house was very clean, very spacious, only 10min uber ride away from the bullring shopping centre, erfect for our weekend away. Host was very very helpful and responsive to messages.

Quite frankly, this was one of the dirtiest houses we've ever had the misfortune of staying in. Stains on the carpet from the moment you walk in the front door. The kitchen was quite frankly disgusting. Our feet stuck to the floor, and our hands stuck to the greasy, sticky surfaces of the toaster and microwave. The cooker was so dirty that it smoked out the kitchen. There was a random selection of mismatched crockery. A couple of small glasses, a medium glass and a few old mugs. The cupboards were so sticky that you couldn't use them. Black, dirty cobwebs were all over the ceiling, and the window ledge was full of grime. The tumble dryer door was smashed. This house has 4 double bedrooms to sleep 8 people, but only 4 chairs at the table. We found a broken office chair in the 'gym' that we used so we could all eat together. The garden was overgrown, with a broken table and some knocked over chairs. Upstairs, there were exposed wires, and broken suitcase containing electrical cables. The extractor fan in one of the bathrooms had no cover on it, and was inches thick in dust. There were light fittings with no covers or bulbs, and the blinds had slats missing. Again, windows were full of dirt, cobwebs and grime. The slight positive note was the clean linen. The bathrooms were mainly clean, but with dirty old soap and old shampoo bottles. The owner was contacted with photographic evidence of all of the above. She agreed that "the points raised were valid" and offered us a pathetic £30 refund for our 2 nights stay. This house has great potential, but is sadly not currently fit for purpose.
