Great location, clean and cosy apartment. We came back to this place second year in a row because we really enjoyed the cosy and spacious apartments with their facilities and amenities. Also the gated area with a pool and gym is very lovely. It is a great place for couples, groups or for families.

Some of the equipment in the gym wasn't working and also the shower at the pool.

We had a great stay in Tulum. The accommodation was extremely clean, very modern, and had a well-equipped gym. There was also a large pool that was never crowded, so we often had it almost to ourselves. One thing to note is that there is no reception—only a security check-in. To get around, you definitely need to plan for transportation. Taxis in Tulum are quite expensive unless you use an app, and it’s much easier if you have a scooter or a car. It takes some time to get to the center and to the beach, and the area around the accommodation isn’t very busy, so walking from place to place is not very convenient. Other than that, we were very satisfied with our stay.

The apartment itself looks nice at first glance: good layout, modern design, comfortable bed and decent Wi‑Fi. The location in Aldea Zama is convenient if you know Tulum. Staff were generally polite in their messages and, after some chasing, they did replace the broken TV, bring extra kitchen tools and add weekly cleaning to our 3‑week stay when we insisted. So for the smaller issues, they eventually reacted, but only after we asked several times.

We’ve been coming to Tulum once or twice a year for over six years, so we know the town and we know there is always construction somewhere. We fully expected some distant construction noise. What we did not expect, and were not clearly informed about when we prepaid almost 2,000 USD, was heavy renovation inside the same building, in the ground‑floor unit below us, with almost no soundproofing. Drilling and hammering started around 7:30–8:00 many mornings and continued through the day, sounding as if it was happening inside our own flat and affecting the whole stay, not just a couple of days. Please don’t be misled by some other reviews that briefly mention noise/renovation and still give a 10. Our experience did not match that at all. The kitchen equipment was frankly ridiculous for a “fully equipped” apartment: when we arrived there was one small blunt knife and no chopping board, plus a couple of worn‑out pots and almost no basic tools. Housekeeping was another big shock. For the first time ever in Tulum, in a similar price range, we were told that no cleaning was included and that we were expected to manage with one set of sheets and towels for 3 weeks, washing and drying everything ourselves. There is no proper drying rack for sheets, and the dryer doesn’t really dry large items fully in Tulum humidity. Only after several complaints did they add some complimentary cleaning with linen change. We normally avoid Airbnb to guarantee at least basic hotel‑style housekeeping; here, despite booking via Booking.com, we ended up with less. The area around the building is also not as nice as the photos suggest: the immediate surroundings are full of half‑finished or abandoned buildings and dump‑like lots. The property will probably reply that they “upgraded us” and “offered options”, but in reality small issues were fixed only after constant chasing, and the serious ones, noise and any clear refund or proper relocation, were never really addressed.

Everything. The apartment was gorgeous. And so were the facilities. Also, it was almost empty so we basically had the whole structure for ourselves, including the big pool. But anyway, the apartment was the highlight. Furnished with class and cure. I'd move there tomorrow!
