Situation so close to town centre. Host is lovely - friendly welcoming and helpful. Garden is pretty.

Primetta and Mauro are two wonderful people that will brighten up your day. The location is perfect, only 3 minutes walking to San Gimignano historic center.

The hosts were extremely nice and really made us feel welcome. The house has everything you need, it's very quiet but close to shops and restaurants, and a short walk to the old town. We were sad to leave and would definitely stay there again.

Some facilities are a little outdated but it also adds to the charm if you are not looking for luxury.

Owner cannot speak any English so communication a struggle. Also parking is a struggle due to street very full of cars.

Hosts were beyond expectations, super talkative and friendly. Even we don't speak Italian we got suggestions about trips, leisure and restaurants. Room was small but enough for one night. If you choose Primettahouse you'll feel as VIP guests, very kind people. Grazie 👌

Even there were 2 fans it was hot in the room. So we kept the door opened during the night, not a big deal.
