Decor of the pub and rooms. Nice b'fast. Comfortable bed. Good shower facility. Being close to the centre of the town. And - very important - parking space!

Despite having available rooms in the main building, we were allocated a room in a small annexe building, with no view. Just to say it was extremely hot that day and the space was very, very warm. We finally managed to get the room in the main building (where the temperature was considerably lower, and the room was fitted with a fan), despite some signs of irritation on the staff side... (maybe the heat played on all of us...😉). Apart this little issue, the rest was OK.

Good location

Rude staff un willing not helpful No lights in room we were told the wiring was not good if we turned on all switches one would work not helpful at 11 lm .. no replacement of tea coffee on a two night staff when asked very reluctant to get some .. Music playing at 6.55 am from down in the bar The manager seeming unaware Had a 20% voucher for a meal from booking we were unable to use it the watress refused it

Great location with easily walkable access to the market area of Newbury. Lots of shopping and dining options nearby. Just a short walk to the canal & pathway for a relaxing walk.

Room was amazing just a shame we couldn't check in before 2pm seen as we were there for the races and they start at 1PM

I feel like i had to constantly search for the staff when i required anything from the bar and at check in and out also most tables seem to have been reserved when we got there .
