The welcome was really rude and uncomfortable; the old woman who did the check in had a really negative vibe and attitude, lots of rules and limitations, the place looks very run down, there was barely toilet paper, the toilet doesn't flush in a good way, there's barely any water coming out of the shower and the bathroom in general was crazy dirty, there was no drinking water provided, there is a kitchen but you are not allowed to use it, they wouldn't even give you a spoon or a plate for the food that you buy outside, also very aggressive treatment of the animals around plus the beach close by is black dirty water that you really really shouldn't go in to

The garden. Little paths, seating areas, a swing. Beautiful. Nice breakfast, included in the price.

Don’t be fooled by the name, there is NOT a restaurant. The facilities mentioned in the booking.com Ad are massively exaggerated. The distance from the centre in the ad is misleading if you’re arriving by boat with your luggage. It’s a 25 minute walk. There’s one roll of this toilet paper per day for all guests of the rooms Ruth shared bathroom. Potentially up to 7 people. Warning - take your own. The sitting area used by the guests in the rooms that share the single bathroom also seems to be the smoking area. Not great when you’re a non smoker and the smoke gets into you room around the poorly fitting door and through the wall that is essentially a garden fence. It’s a shame that the windows in the breakfast area are too high to give views of the lake.

Considering it's a private room, with your own bathroom, it's a great value for money. The breakfast is great and well prepared by Felix, the coffee is just regular. It's in San Pedro, but it's away from the party hostels and pubs, so it's quiet for the most of time. It's close to the lake, so very easy to have a nice walk on the shore. Didn't have problems with hot water or wifi, like others reviewers mentioned, but my showers lasted less than 10 minutes.

The rooms are not clean and misses a few utilities, for example I had no place to hang my clothes or towels, so I hanged them on cabinet doors, chair or tables. They are building a second floor, but should focus on the current rooms.

I would stay again! The bed was very comfortable, showers were hot, super close to the beach, and free breakfast! Host was very sweet and his breakfast was delicious. We even had to leave early and he made us smoothies to go. I also love how lush and full of plants the property is.

About 20 min walk from the center but it’s nothing, if you have bags, tuktuks are very accesible

The location is too far from Centro. You need a tuck tuck. The pillows were like bricks. Totally uncomfortable.

This was my favorite stay in guatemala. simple, peaceful, lovely owners, and the playa has such a beautiful view of the lake. also the best breakfast! highly recommend

Amazing value for your own room ,especially with the breakfast , i have read the owner wasn't very nice, but I found him a very nice guy, no issues at all.

Location for some may be a bit far from central san pedro , I didn't mind, its only about 20 mins, and of course you know this when you book!

Really cute hotel. The owner is really nice and the little café for having breakfast is great. We especially liked the location a bit outside of the city and close to the lake. We enjoyed our stay a lot and would recommend that place to everyone who would like to have a quieter place to stay.

Great value for money with the breakfast and I liked the location being right by a Spanish school and a little out of the hussle and bussle but walkable to everywhere
