The room came with free breakfast, so really good value there. The family running the place are very nice. The location isn't bad at all. You can walk to downtown in 10 minutes.

I used the hot water for a few minutes and knocked the power out in the whole place and then was told not to use too much hot water.

Love the setting close to the lake and small farm plots with a lovely lakeside walk into town and restaurant zone. While the property is not large, staff have created a beautiful garden atmosphere. Very good wifi, shower, comfy double bed. Price is excellent especially considering it includes a choice of breakfast. Thankyou to Felix and the family

A lot of walking, but that’s kind of a good thing

Nice, quiet location outside of town. Quiet as in you're not hearing tuktuks, taxis, drunk ppl screaming (as can be the case if you stay in el centro- the center). Unfortunately some noisy dogs that bark at night and in the morning, which can be so hit or miss anywhere you stay in Guatemala and in San Pedro. The couple who owns the hotel is mostly very nice and sweet. The man can be a bit rude and standoffish. Other hostels/hotels I've stayed in in Guatemala seemed more relaxed around little things.

It's run by a couple (lady and man). When I arrived, the lady was very nice and sweet. The man was standoffish, a bit rude. In the morning he was much nicer and friendlier. Made me a delicious breakfast. Throughout my stay, he was sometimes nice, other times a bit cold and rude. Check out is at 11am, another girl showed up at night, and asked if she could stay till 12, because she teaches a class online and needs internet 10-12. They gave her a hard no, and then for whatever reason, refused to give her the internet wi-fi, even after she paid for the room.

The hotel is owned by a family of locals, everyone was very friendly and helpful. We wanted to go for a hike and proposed to prepare sandwiches for us which was very nice 👍 they went the extra mile to make sure we had a good stay. They also have a nice little patio.

The installation for the hot water in the shower could be improved and be safer.

Beautiful location, far away from the busy, poluted and noisy pueblo. Close to the Lago Atitlan shore and next door to Spanish Language School. Very good price (60qtz) per night for a single room, shared warm water bathroom, breakfast included.

There is no kitchen for guests and it is very difficult for Rosario and Felix to understand what guest's really need. All in all it was OK!
