Warm, comfortable, clean with everything you need for a lovely stay. Great location for Rye and the coast. Quickly able to access quiet lanes for cycling.

Parking is manageable but not straightforward but John advised us of this before we arrived so we knew what to expect.

The only thing was a bit of a drain smell from the shower but it was very clean

The location was great and the garden was beautiful. We were welcomed warmly and John's recommendations were excellent. The rooms were spacious, well equipped and very clean. We will definitely visit again.

Absolutely spotless and very well appointed self catering. Had everything we needed, and more. The living room was really comfortably furnished and the view of the pond, even with the rain throughout our stay, was beautiful.

The bed matress was quite noisy and while the furniture was beautiful in the bedroom, the foot board at the end of the bed can cause an injury when walking in the dark in a unfamiliar room to the bathroom at night.
