The property is impressive TBF (costs enough) but do not be fooled by the advertising photos. The promotion photos we saw for the pool area showed 4 highly padded sun loungers- the reality was 2 old sun loungers with stained thin pads. One of the loungers had to be patched up several times as when you moved it a wheel fell off! The promotion photos pics also showed a hammock- there are vague remains of where this used to be! Downstairs the outdoor kitchen is much more shabby than seen in the photos. In July the large kitchen table is practically unusable until sunset as there is no shade- we requested a parasol but were told this was not possible!The fridge - although slightly shaded by slatted wooded doors really does not stand a chance- it stands constantly in blazing sunshine- we suggested it be moved into the north facing rock within the same area- this is obviously a modification that can’t be made overnight. Beware if you are travelling with young children- the 3 rooms are separate with their own doors and keys- TBF, ideal for us as our children are young people who appreciated the privacy- as did we. The main door to the property (leading into the outside kitchen) has a very stiff and difficult to use lock. The property is a fair distance from some very problematic parking (if you can even park). Access to the property is via highly charming wall lined, cobbled lanes- this is lovely but again beware with small children or if anyone in your party is infirm (it’s not for you). The stairs leading up to the pool area are again not for small children or anyone with mobility issues.

See above We made suggestions for improvements, some of which could certainly have been accommodated within our stay- but were not! The staff were lovely and friendly and helpful (as in apologized) but kept asking if we wanted the place cleaned- I would have thought this was a given at the price we paid! It is essential that bins are changed every day as you can’t flush the loo roll and there are an army of ants constantly marching to the outside bin and the fridge. I don’t have an issue about not changing the bath towels for three days- I am all for saving the planet, besides, I am clean when I get out the shower. I do have a problem when the pool towels were not changed for the entire week (although requested)- so that’s old sunscreen and sweat to lie in everyday! Not what I expected for the high end price tag/promise!

What I didn’t enjoy about this stay was the lack of direct car access, requiring a 7–10 minute uphill/downhill walk to reach the property. While I understand that this may be part of the city’s layout, I wish it had been made clearer in the listing. Given the amount of back and forth I had to do each day, I would not have booked this accommodation had I known. The walk itself isn’t particularly scenic, which made it even less enjoyable. As for the three-bedroom villa itself, I was genuinely disappointed by the cleanliness and overall condition. The space didn’t feel well-maintained or comfortable. Most alarming was the bathroom in the room my parents stayed in, it was infested with over 400 dead or nearly dead flying ants. We only discovered this around 8–9 p.m. after a late check-in, and were told nothing could be done until morning. This was unacceptable. I ended up cleaning it myself, and while only a few ants returned the next day, it left a very poor impression. The cave-style rooms had major insulation issues, they were either too cold, too hot, or too humid. Cleanliness continued to be a problem throughout. Our own bathroom had a large dirty rock in the shower, covered in hair from previous guests. Extremely unhygienic. The private pool, which had been a major selling point for us, was another letdown. The entire pool area looked run-down and unkempt. Dirt, bugs, and spider webs covered the lounge chairs, and the pool itself was full of debris. It looked nothing like the photos and was so uninviting that we didn’t use it once. To add to the frustration, while the staff were helpful with luggage at check-in, they were unable to assist during our early-morning check-out. We had to carry roughly 200 pounds of luggage uphill for about 10 minutes, which was exhausting and stressful. Overall, I would not recommend this stay. There are definitely better options available.

The three cave villa is set in the picturesque area of Oia, Santorini. We used this for our two families. The inside of each cave is large and each contains shower and toilet. The outside area finds the kitchen and a long wooden table that seats comfortably 8 people in rustic surroundings. There are air conditioning units in each of the caves and tv‘s. The private pool area is also large with panoramic views. There is a sister hotel about 8-10 minutes away where you can purchase drinks and food at the bar. There is also a convenience store located 5 minutes away with fresh bread daily and various necessities at a reasonable price. The area itself is not designed for people with walking difficulties as there are steps everywhere. We were there in Easter and warmer clothes are needed for the chilly evenings. Santorini is a beautiful island.

Villa is authentic and provides an artistic experience.The water in the pool was cold.Parking is far from the villa but the staff was very kind and tried to make up for all the problems.We are satisfied and the comments are well-intentioned, we will be back.
