The property is gorgeous and a great size. Its proximity to Mount Buller makes it the perfect place to stay. We had 4 pairs of King Parrots coming to the balcony on the first morning and were able to see Deer out the back and across the road.

Unfortunately there was a few things that for $1000 a night (or $1300 a night on Air B&B) that were just not right. The oven in the larger part of the property only has a single rack in it so you're limited to how much you can cook at a time. The stove top in the smaller part of the property is glass and has been shattered, there is a hand written sign saying "do not use". If this property is full (as in our case) both of these stoves and ovens were needed, this is just ridiculous. As a few previous guests have said (dating back as much as 14 months), the blinds and curtains were damaged. Beds only had a single sheet (flat bottom sheet, no top sheet) and in one of the upstairs bedrooms, the bedding was dirty with close to a dozen long hairs being found in the bed. Towels were old and most were stained. One of the double beds is broken and when you get on it you can feel the frame in the top corner 'clunk', when rolling over in the night you feel like you're going to go through the bed. One of the electric oil heaters (in the room with a double and single) is broken and non-functional, the one in the adjacent room works intermittently. The stairs in the smaller part of the property arere extremely dangerous, the lower 4 stairs are extremely short with a sharp 90degree bend, it appears that these have been modified at some stage and I'd be surprised if they meet required standards.

Location is perfect and the place clean and well equipped with heaters to keep warm, and has everything a family could need for a short stay The distance from mount Buller is reasonable. Neighbours has very cute playful pups My kids had a fun stay .

Master bedroom doesn’t have a private ensuite

The lounge area with the wood heater was fantastic. Big enough and comfortable enough for us all to be in the same room relaxing of an evening Well equipped kitchen, including some basic staples, which is good if you are staying for a while

Not even enough firewood for the first night. For the price paid firewood should have been included for the whole stay Not very clean. Coffee cup stains and coffee on the bedside lamps upstairs in lodge 2. Cobwebs in all the rooms. Clumps of laundry powder on the floor. Large amount of water damage in one of the bedrooms. Stairs in lodge 2 very dangerous, especially when going down them in the middle of the night Leaking kettle in the kitchen of the first lodge. A mirror upstairs in the bedrooms would be handy

Great space for the family. Host was very responsive to questions.

No toilets/bathrooms upstairs

Everything was very good. The location was very beautiful and all amenities were in the house.
