The location and pool were good.

This property is anything but luxury. There are serious health and safety issues that need to be addressed before they should let this out to other people. The floor in the master room is dangerous as it has lifted with sharp edges as the air conditioner doesn’t work and just leaks on the floor and an electrical socket! The bathroom in the master room stinks of raw sewage when you run the tap or flush the toilet. The kitchen is poorly equipped. The shower in the family bathroom leaks all over the floor and caused a very slippery surface when you get out. No towels or bath mats were provided we had to chase the holiday letting company for them and then they only dropped off towels. Dream Algarve who run the property were awful at communicating with us and sent someone into the property without our knowledge or permission. There are so many more issues we have reported this property to booking . com as it should not be listed on there. Do not book this property.

The beds were hard. There was a piece of flooring lifting in the master bedroom and was a tripping hazard.

Pool was nice. Water was a little cool for end of summer. Rooms were plenty big and had closets and balcony access.

Only one set of keys for entry was hard for 2 couples to access. Keys had to be picked up offsite in downtown area. Could not park rental car on property, had to remain in street for loading/unloading of daily stuff. There is next to nothing that would be considered walking distance from this property. Coffee maker didn't work, leaked water all over. A/C leaked water in the bedroom when used. Floors had water damage in 2 bedrooms, tiling curled up and is dangerous, wife cut her foot, walking around. Might have mold in sheet rock as wife had runny nose while there. No pool or beach towels. No basic supplies for items, i.e. coffee pods, laundry soap, paper towels, or rag for kitchen sink. Several lights burned out. Many ants on patio area around pool. No furniture on bedroom patios to sit out with coffee or drinks. Found a mop outside to mop up after a/c leaking. No contact from the agency about any of the multiple messages I sent regarding issues. Linens stained and needs replaced. Shower draining issue, broken lid on bedet. Kitchen area and restrooms dirty on arrival, one restroom had poo on toilet seat. As the renter of place for friends I was embarrassed on arrival. Not easy for short-term travelers to occupy. Stayed in 4 different properties across Portugal during our 2 week vacation, and this place had the most issues and was the least enjoyed.

Location of villa, near friends we know the area. Pool was good.

On arrival broken kitchen tap (reported, fixed next day), no umbrella (reported, provided next day) broken aircon unit in master suite (reported, not fixed, we had to move rooms). No villa information booklet (we were familiar with location, but others may not be).Smell of drains after using shower (master suite), no bath mat. No hand towels (had to use tea towel in downstairs loo). Gate lock was temperamental. One TV wasnt tuned in (we did this). No wine glasses. Curtains needed re hanging on a number of windows. The pictures shown when booking did not match what was provided in terms of furnishings in reality (misrepresented).The villa contents have obviously been reduced for rental (to the point where comfort has been reduced e.g. 2 cushions only on a huge sofa). It felt like no one had gone through the process of thinking what it would be like to live there (e.g. coffee mugs in a cupboard nowhere near the kettle). The changes needed to make this a 'luxury' stay, arent especially expensive, just about thoughtfulness and attention to detail.
