Big wedding or birthday parties EVERY SINGLE DAY for 7 days! Loud music day and night until 10pm. The base was so loud that the room shook and windows in the room, because they were so loose, made terrible noise for every beat of the base. Almost unbearable to be in the room, but hardly anything else in the area except the Grand Hyatt. The restaurant was always full for dinner because of the big parties.

The property is really nice. Its right on Bambolim Beach with only one other property at the beach (the Hyatt). The beach really makes it al worth it. The waiting staff is really nice and helpful. The sea facing cottage room that we took was great. They have tried to maintain a certain level of cleanliness that is nice; however, some of the furniture in the room definitely needs an overheaul.

The food is not up to the mark at all. Its too generic and just doesn't taste good. We tried having breakfast but left half our plates on both the days. Even the curries we ordered from the kitchen weren't tasty. The furniture & appliances in the rooms can be changed. They are not only outdated but haven't been finished properly. The AC is a mystery that has to be figured each time we turn it on. The refrigerator has more ice than empty space to keep bottles. The bedside table has insects eating at the wood - you can see the shavings inside the drawers. The main cupboard is roughly cut and has a musty smell. The chairs and tables are good though. All I'm saying is that at their price point, they need to rethink the room space. A little effort can go a long way in alleviating the experience. Overall, the pricing is too high for what is being served up. We paid INR 16k (including taxes) for two nights. That's INR 8k per night. The property is placed in a great spot and they've kept it clean. But that's about it. The pricing is definitely on the higher side. I'd think INR 5,000/- would be a great price for the cottage rooms. Anything above that isn't value. Finally, we were checking out a little late, which is our fault. However, the demeanour of the front desk operator who called and started screaming on the phone was horrible. If I didn't de-escalate the situation, it sounded like he would start threatening me - something that we need to be careful of in Goa knowing how their hotel industry treats customers. Luckily one of their waiting staff came to the room at the right moment and saw that we were almost done packing - he took the phone and informed the front desk that we will be out soon. That helped de-escalate things.

Fungus in all the rooms. Couldn't breathe in our rooms and got sore throats because of the constant fungus and mould smell from the furniture. They have dirty buckets, mops, etc just lying around in the common areas of the villas. Definitely never staying here again.
