Please note we are based on a quiet rural small holding we welcome children over the age of 5 . The main guest booking must be 25 or over . No parties . We are a working equestrian small holding please be aware we do have horses and dogs onsite please consider that you are happy to be in an environment with animals . We respectfully ask all guests do not wander unsupervised onto the stable yard and to please supervise children . Please note we are not suitable for babies and toddlers and cannot accommodate cots high chairs or prams . Please note our check in times are between 3pm-6pm and later check in is on request only and subject to availability , please contact us prior to booking to request this as we cannot guarantee late check in once a reservation has been made.This property does not accommodate bachelor(ette) or similar parties. Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation. I had such a lovely stay at Dedham Lodge! My family and I rented it for the night while attending a party in Manningtree, and it honestly exceeded all my expectations. The lodge is cozy, beautifully decorated, and set in a peaceful rural area — the perfect place to relax. Everything was spotless and felt so well cared for. Kim and John were absolutely wonderful hosts — kind, welcoming, and always happy to help. They were quick to respond whenever we needed anything, and Kim even went out of her way to drive us to the town center while sharing some lovely stories about the area. That personal touch made our stay even more special. I can’t recommend Dedham Lodge enough! If I’m ever back in the region, I’ll definitely stay here again.
