Please note we are based on a quiet rural small holding we welcome children over the age of 5 . The main guest booking must be 25 or over . No parties . We are a working equestrian small holding please be aware we do have horses and dogs onsite please consider that you are happy to be in an environment with animals . We respectfully ask all guests do not wander unsupervised onto the stable yard and to please supervise children . Please note we are not suitable for babies and toddlers and cannot accommodate cots high chairs or prams . Please note our check in times are between 3pm-6pm and later check in is on request only and subject to availability , please contact us prior to booking to request this as we cannot guarantee late check in once a reservation has been made.This property does not accommodate bachelor(ette) or similar parties. Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation. Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Our stay at Dedham Lodge couldn’t of been better. We was bit late arriving due to traffic but was met on arrival and made to feel welcome. I had two amateur boxers competing in a national tournament the next day so was really important they had a peaceful and relaxing surroundings and this was just that. Cabin was warm, very clean with all utensils provided. Even had Netflix. Beautiful scenery,Shops and takeaways 5min drive. Ideal location for family, couples or just a peaceful break by yourself. Thank you to the gentleman who met us at the gate and did us a massive favour, you’ll be pleased to know my female boxer made weight the next morning and now will be fighting in Newcastle next week in the final. Thanks hope to return again some day.

Only thing I didn’t like was we arrived later than I would of liked and we didn’t get to see more.

The staff were very friendly. The accommodation was spotless and the facilities were great. It was very peaceful and wonderful to wake up to seeing horses.

Warm welcome and very clean and thoughtfully furnished and equipped,a lovely country setting with Flatford Mill and Green Island Gardens close by.The static caravan very spacious and warm.Thank you Kim and John

The location is ideal to reach Dedham and Flatford Mill. The accommodation was excellent - clean and smart with a well equipped kitchen. Kim and John were friendly and welcoming; the location is quiet and peaceful, and I would strongly recommend staying here for a relaxing break.

The information on booking.com website regarding towels being provided is misleading, so take a bath towel with you. The mattress on the double bed is need of replacing. Despite that, I slept very well on all 3 nights.
