Phuoc Dat Riverside Homestay Hoi An

The friendliest hosts ever! So kind and nothing was a problem! We loved it so much we extended our stay. Lovely setting next to river. Nice pool and rooms have everything you need for a very comfortable stay. Breakfast was cooked fresh every morning.

I only stayed one night at the homestay, but the service was exceptional. I had a late arrival flight, but the owner was very welcoming for a late check-in. The bathroom was nice, and the shower was hot. The king bed was very comfortable after a long day of travel, and they even went as far as to upgrade me to a room with a view of the pool and outside area for free. I woke up to a delicious breakfast consisting of cao lầu (a Hoi An traditional noodle dish), Vietnamese coffee, and fresh fruits. The accommodation was also within a 10-minute walk to the beach. I would definitely stay here again on my next trip to Hoi An.

The location by the river was nice and the room we were eventually given (which was not the room we had booked as we were down graded) was nice.

I have never left a bad review before, I would usually not leave any review if there was something I didn't like, but the behaviour of the owner needs called out. We had booked a delux double with balcony 6 months before our stay. But when we arrived she had allocated us a twin room next to reception with no window. We refused to take it and asked what else she had. The room we had booked was available! But she said she was the new owner and had made upgrades so the price would now be 250% higher if we wanted it! If she had told us this when she made that decision we could have cancelled and booked somewhere else but by not telling us until we arrived we could not cancel for free and there were no other rooms in Cau Dia in our price range. When asked what else she had she showed us a much smaller balcony room in the attached Homestay but that was still 50% more expensive. We did not have much option so we had to take it and pay the extra. It was daylight robbery. If she had given us the room we had booked, we would have given a 10 rating but she is more interested in ripping off tourists than her reputation. She had months to tell us about the room changes but chose not to. I wouldn't trust her prices on booking.com.

The host was amazing. We ended up quite sick from food (purchased elsewhere) and she was very caring and went to the pharmacy for us. The pool area was lovely and clean, the bathroom was recently renovated.

The beds were not very comfortable unfortunately. Rooms didn't look like the ones on the pictures when booking.we aren't fussy so didn't complain, but just heads up, you might book a balcony room and not get a balcony room (we ended up on the ground floor next to the kitchen area).

Breakfast was very good and the host is very helpful, with laundry service, recommendations around the city etc. I would love to come again.

Room was a bit smaller than expected, but the location and the host make up for it big time!
