This an amazing place next to the river. The food was good and decent pricing.

They say no to pets. But they have pets freely roaming around the stay.

I didn't like it much absolutely not value for money. The breakfast was decent. Smokey the cat there is cute.

It's not that near to Panjim, the lake is basically stagnant and unclean, Benny the caretaker tried to swindle more money from us for the scooty and was absolutely not cooperating with us. The lunch was extremely costly for very less quantity. It's very far from the city, no restaurants, bars, just one mini general store nearby so for essentials one has to travel a lot. The pictures of booking.com don't match the property.

Good location need to a lake.

The staff are rude. We were leaving at about 8.05 am in the morning. Their breakfast timing is 8.30 am. The staff had already arranged the cornflakes and were getting the other items ready. So we asked if we could take cornflakes and leave as we needed to go out early. The reply was " Timing is 8.30 and we cannot touch anything before 8.30 am. Also you have to pay for the two teas we served you. " This was very unexpected and rude. We stayed for two night's and never took a single breakfast although it was part of the room rate, but still they were not ready to serve us even cornflakes and milk which need not be prepared and was already kept on the breakfast table. All in all i will not recommend this place simply because they need to learn hospitality and behaviour.

The room located is near the lake, and that is the only positive. The cook is OK.

The rooms are small. Not clean. Walls have fungus. Bathroom is extremely small and unclean. Jet is non functional. It is located about 7 km from panjim and no auto is available at this place. The manager had contact of a agent who charges 300-400 more than average price. I came to know that when I hired another taxi. The approach road is water logged and only about 8 feet wide. This is a local home transformed to hotel. They don't even supply dairy powder adequately.

Breakfast was really good, the view is unparalleled.
