"Very good"

Lovely guesthouse in the old part of the city - close to good selection of café, restaurants and night market. Very quiet & felt very safe. Rooms are small but clean with good facilities. The staff are lovely and helpful and they have a laundry service and tour office on site. Good value

Good location. Right in the middle of the old town everything was within the reach - walking distance. Rooms - clean and beds comfy.

It felt like we were living in a basement a little bit and behind a laundry service. The accommodation was hard to find for us from the start because the sign is so small and you literally need to walk into a laundry store to get inside. Not enough fresh air in the room. Windows you either cannot open or it doesn’t help.

Amazing staff 🤯 we had a delay and they waited for us till 10pm, to check in. Also they have a laundry service available.

Room is little bit smaller and older. But it was well maintained and clean.

The location is perfect and the staff is super friendly, they also have laundry service which is not that common in Chiang Mai. For the price it's not easy to find something better!

We were a bit unlucky to get the last room on the ground floor, which means it was very dark, as the window and door face a hallway. This was the only and main thing we didn't like. If you get a room on the higher floor then we'd totally recommend it for all the other reasons ;)

Everything. Beds were very comfy, bathroom was clean and a good size, location was amazing, staff were fantastic! We enjoyed our stay so much at Baan Rachaya, we stayed for over week in Chiang Mai, and we couldnt have asked for a better place to stay.

"Cute Little Room in the centre of the old town"

The location is amazing next to all the nice cafes and restaurants. It is also walking distance to most of the temples. The place is really quiet so if you are looking for a place to have a good sleep. That's definitely the spot.

Good location, the owners are very nice. They helped us book a private transfer last minute.

One extra towel would have been nice. The rooms could be cleaned better, ours had many ants. It is a hostel after all so it was overall good.
