Easy free parking is the good side of the flat

The balcony is overlooking a busy motorway+busy railway line, so you can not open the window, because it is too loud. There is no air conditioning, no AC + no open windows is deathly in the summer! There is no reading light at the bed, so it is impossible to read in bed. There is just one light in the middle of the room, but it is very weak.
