We had a wonderful stay at this accommodation, which is ideally located for conference activities at the Sant'Abbondio campus of the University of Insubria. The beautiful lakeside and the city center are just a 20-25 minute walk away, as is the Como San Giovanni train station. The surrounding area is filled with great restaurants, making it convenient for dining options.The apartment itself is charming, clean, and essential, yet well-equipped for our needs. Communication with the owner was excellent, perhaps even a bit too good, as we received prompt responses to all our inquiries. The self-check-in process was smooth and easy, although we felt that some of the provided information could benefit from updates.Overall, the atmosphere was tranquil, and we appreciated the option to cook during our stay even if we didn't.

While the accommodation has its advantages, there were several significant drawbacks that impacted our stay. First and foremost, the owner was overly intrusive, contacting us every day about the tourist tax because he seemed worried we wouldn't leave it for him. It became quite bothersome, as we had to remind him that the payment had been on the table for two days, and his constant reminders were unwelcome. Additionally, when we faced issues finding a taxi on a regular Saturday morning—despite it being a common need—the owner simply sent us a screenshot of his guide with taxi numbers we had already used and found useless. Instead of offering real help, he ignored our request for assistance. It felt like his main priority during our three-day stay was to collect the tourist tax (which was only €18, and one of us stayed one night less) rather than ensuring we had a pleasant experience. Moreover, the bathroom often had a foul smell due to its lack of ventilation, and the shower area was quite basic. For two guests, we received only one face towel (which was embarrassing!), and the other towels smelled so musty that we questioned their cleanliness. To make matters worse, they were stingy with toilet paper—if you have diarrhea, you're in trouble!Another issue was the entrance and staircase of the building, which had a terrible old smell. It was quite distracting, especially with random visitors buzzing and disturbing us at all hours, from nuns coming to bless the place to various people at night and in the morning. This made it far from ideal if you were looking for complete peace and quiet. Overall, while the location is great, the service and facilities left much to be desired.

What we didn’t like were the bathroom design and the slower-than-average internet speed. The bathtub knobs were difficult to use, and the shower curtain didn’t prevent water from spilling out. Besides, the network speed can be less than 1Mbps

Everything is clean, neat. Everything you need for your stay is there. We got the key without any problems. I recommend this hotel. If I come back, I will definitely stay at this hotel. Thank you very much Alberto!

Excellent location, a bit further from the lake but just next to old town. Bus stop was also very close. The apartment was very clean and spacious. The Host was supernice. Perfect location for our trip since we went for an event in Centro Casate Sportivo which is at the outskirts of Como.

It's one of the best apartments I've stayed at in Italy. The location is perfect, it's 10 min walking distance from everything, the apartment itself is very beautiful and has everything needed.

I think the bathtub in the bathroom could use a little bit of renovation.
