Blue by the River 4 - Unique Penthouse Duplex with a View

- Very good location. About 5 minute walk to Time Out market, 10 minutes to Cais do Sodre train station. Good places to eat on same block and very close by. - Pretty quiet area and the windows and solid shutters do a good job of shielding the noise. - Great condo as it is pretty new. Penthouse suite with large kitchen and living area on top floor with bedrooms and entrance on floor below. - Nice view South looking onto the Tagus, not totally unobstructed though as some rooftops and office buildings partially obscure. - It was nice to have a Bluetooth speaker in the unit to play some music.

- The digital key app (Saltos KS) was confusing to install and inconsistent to use. This is noted by others who stayed here as well. It was fortunate we had a number of people in our group so a few of the keys worked. Instructions should be made available on a website or provided in advance. Alternatively, a simpler digital key link that other properties use would be better. - The property management team and housekeeping were inconsistent with the response and service. For some issues, response was good. For others they just ignored or were not timely in getting back to me. - One issue was the day 1 check in. We arrived on time, but the cleaning company were still there (with their kids) and told us to come back in an hour. When we went back later we found that there were supplies not provided and reported it right away to the property manager. A couple of items eventually got to us while other items just were never delivered to use during our stay. - Biggest nit was the hairdryer. We only had one allocated for 3 washrooms. On the first night of use, the cheap plastic fan broke into pieces and flew out of the dryer (luckily, missing my wife who was using it). We reported it with some pictures of the shards to the property manager. The response was “we will check if we have some at the office to deliver today”. Followed up a couple of days later, no response. So for 5 nights, no hair dryer to use for 6 people. - Kitchen appliances are pretty cheap brand (Zanuzzi) and not that good. - For a new condo, didn’t appear that maintenance was done regularly as there were a small number of minor issues, especially shower drainage.

This apartment is beyond anyone's expectations. It's exquisite!

The shower in one bathroom was blocked ans water flew out. Luckily we could use the other bathroom.

Property access can be challenging as one of my email was unable to access the property like it should so I need to use different email instead.

property was great short walks to centre. Nice restaurants locally.

only one set of towels provided for 4 nights stay. when requesting more towels was told addition fee of €20 for towels. not enough toilet paper for 6 people for 4 nights. I left a peace of my hair dryer behind me at apt and sent an email to group about sending it back to me and I received no response at all from them.

Very big, clean and comfortable apartment in the middle of Lisboa. We would come back at any time

Parking is not included but there is a parking nearby. This was known before, so that was no big issue.

location, decoration, style, views, lovely place, and the staff was so nice

the sink and water pipes from the 2 bathrooms smelled after day 2, so it is worth checking them.

Great location. Beautifully decorated luxury apartment with modern facilities and equipment. Powerful showers and boutique hotel feel. Fantastic views.

Had to chase the apartment rental company several times for things like wifi code, missing towels and no ironing board. They did respond, but we never got the ironing board. The digital key thing is a pain but once understood it was OK if a little unusual.

Wonderful location. Good views.

Would love to have had some toilet paper on arrival. Had some trouble with communications with management. A few fixes are needed in the restrooms.

The property is very well located and is true to the pictures. Only thing we felt a bit lacking was personal touch with the Host for a couple of things. But all in all great place!
