Central location- parking on site but may be tight for some (there is space to turn around with care) Aesthetically pleasing and relaxing 2 bedroomed space with powerful air con in the living area, spare fan for use in one of the bedrooms. Well stocked kitchen. Clean, plenty of pillows & some extra towels. Functional space, washing machine on site, washing basket (& awesome clothes horse) Quiet at night Easy to access with the door code. Hosts very responsive when we had to advise them of an external incident.

The bed/mattress comfort was ok- could be more comfortable for sleeping Shower door leaked a little bit into the bathroom Dining table/space just enough for 3 people (suited our needs but I think the max number is 4 in the unit). Air con not in the bedrooms itself (you have to open the bedroom doors at night to let AC in)-however this was fairly standard across the properties that we stayed at. Being a short drive/walk from Kuirau Park- there is a mild sulphurous smell in the area that tends to build up overnight and drift into the property (we stayed at Unit 5), however this dissipated over the day and is to be expected in a geothermal area such as Rotorua! We managed for 5 nights once we realised it fluctuated over the course of the day/night.

Spacious accommodation with comfortable beds, more than ample amenities including washing machine and right on the edge of the downtown area. Everything within walking distance.

The parking behind the units was a bit pinched so we opted to park on the street.
