"The view is worth the stairs"

9.0

The view was amazing and it was worth all the steps and slightly awkward layout. There were good bannisters so we managed quite well despite our average age of 79. We didn't get to use the rooftop terrace very much as the weather was not suitable for sitting out but it did provide an excellent place to view the fireworks on bonfire night and the living room window was good for people watching and gathering for the procession and we never got tired of watching the sea even when it was rough and the rain was blowing sideways. The kitchen was well equipped almost to the point of being over cluttered, there wasn't much cupboard room for your own supplies. There were some spices etc from other renters which is always handy and a starting supply of tea, coffee and sugar. There is a small convenience store close by for heavy items , a wonderful bakery on Robertson Street also a real butcher and larger supermarkets not far away. There was a lovely open air produce stall near the Priory Centre. There was a bus stop not far away with frequent buses to the station but the station is only a 10 to 15 minute walk. The old town is close to a mile away but again there is a bus but it is a pleasant walk along the sea front. In the opposite direction you can go into St. Leonard's where you won't be disappointed by a meal at Remy's. The bedrooms were a good size, lots of drawer space but no hanging space. The beds were comfortable and I loved the pillows. 4 people in the apartment is OK but 6 might be a squeeze with lack of space in the bathrooms for the lovely large bath sheets that were provided. Simon was a great host and responded to questions quickly. We were able to drop our cases off early. Had a great late lunch at Poppy's on Robertson Street while we waited for check in.

As other reviewers have stated the couple below smoke but really only affected the first floor, the bedrooms were OK. You get used to it, in the summer you can have windows open. They are a lovely couple. We met them one day and had a good chat, they told us all the good places to eat. They are very quiet so that is a bonus and outweighs the smoke I think. The carpets are pretty dirty but a good surface for the stairs and they would dull the footfall for the people below. Since it is difficult to remove your shoes on entry at least you don't have to worry about making them worse.

"Great location - super comfy beds."

7.0

Great central location between St Leonards and Hastings Old Town. Very comfy beds and lovely bedrooms. Great to have spare sets of keys once in the apartment. Appliances and crockery all good and plentiful.

Living areas and bathrooms smelt of ashtrays - not sure why? (Strong air fresheners placed on stairs to try to cover up.) Key safe hard to open. Furniture/carpets/tablecloth could do with updating/cleaning. No cushions for outside seating area (also very dirty from seagulls - appreciate hard to control!)

"A really fabulous flat - home from home with great facilities and caring host"

8.0

This property is really special - unlike most holiday rental places it has a really personal, homely feel to it, and clearly a lot of care and attention has been put into it. We were staying here for over 3 weeks during renovations to our own place so this really was home for us rather than a holiday stop. The kitchen was incredibly well appointed with loads of great pans and all the equipment you'd need to cook regular meals. Th property was very quiet (despite being very centrally located) and with amazing sea views from many windows (the sea is literally the other side of the road so you can sit and watch it for hours!). Simon was very supportive and responsive (including instantly arranging for a BT engineer when it looked like BT wifi had a technical fault - theirs, not the flat's). It felt more like a whole house than a flat as it's over 3 floors, the rooms are all good sizes, and It was lovely to have a roof terrace. The cleaning was excellent and regular.

Literally the only thing that let this place down for us was that the residents in the flat downstairs smoke (although they're very quiet). I kind of hate to mention it because apart from this I don't think i would have been able to find a real negative - but I do think it's important to know if you're sensitive to smoke or strong smells as my partner is. I think this may be less of a problem if you're staying here on holiday and out a lot, or if you're used to strong air freshener scents in your own home (which we're not). The smoke wasn't constant but as we were in the flat a lot it was more obvious to us unfortunately. Don't let this put you off though if you're only here a few nights or out a lot, because in all other respects this flat is really exceptional!
