The location and the chill atmosphere

Virtually everything. I had been warned that the toilet needed careful attention, so that was not a surprise. Everything else was delightful.

Virtually nothing. The setting was lovely, the place clean and bright.

Clean and quiet. If you are looking for a 5 star hotel this is not the place for you but if you are looking for a quiet location to relax that won't break the bank with a great host, this is a great place.

The decor could use some updating but nothing is wrong with it. The bed is soft, but it does have some dips and could use a replacement.

Don't believe the reviews. This place is barely a 3/10 & does not look anything like the pictures. It's an old Florida room with gaps in the doors & windows. The mosquitoes were the worst. I only stayed 20 mins and have bites all over. The bed has a sunken trough that is difficult to get in and out of and is basically unusable. The couches have dirty brown musty smelling covers. Who knows what is under the covers so I didn't feel I could sleep on them either. When I opened the bathroom door, I was blown over by the sewer smell of the septic tank. I parked in the driveway of the old run down house, then had to shimmy between a dilapidated trailer and the owner's car to get to the broken screen door. I had to walk through their screened in porch with old furniture, extension cords, there was a bed frame leaning against a wall that I had to maneuver around and I almost stepped in the cat food dish. Someone was cooking a pot of not good smelling chili like substance in a pot on a hotplate. It felt like I was walking through a homeless encampment. Once in the back yard, I walked passed the water heater that sits next to the deck to the door of the "suite" (haha). It was dark and musty smelling and just gross. I was afraid to put my bags down. The room is separated from the main house by a sliding glass door that has bright green sticky wall paper-like stuff to block the view between the two. There are windows but the curtains are pinned shut like not supposed to be opened. The 'kitchen' is a grody coffee pot on the bathroom counter, with no cabinet underneath so one can see all the plumbing and mold. I did not get the chance to experience the shower, but a different review mentioned that there was no hot water. I heard a drunken man yelling next door & went to lock the door. The knob jiggled in my hand like a two year old could have broken in. I didn't feel safe!!! Yes, the place was that bad!

I am suspecting this place may be a scam ... 48 hrs before arrival, the proprietor msgd me requesting I cancel because I did not pay enough. I booked through booking.com and had no say in the price. I called the proprietor & explained how I booked & suggested she discuss it with booking.com. I pointed out that it is not good business practice to msg 48 hrs before arrival & request I cancel. She said she just looked at the reservation that day & noticed I did not pay her usual amt. I said, but you confirmed my checkin time 2 weeks ago when I booked so you must have looked at it then. The whole conversation was very suspect because her policy is no refunds and she wanted ME to cancel which means I would not have received a refund. If she had a problem with the amount, SHE should have cancelled, not me. Still giving her the benefit of doubt, I arrive at the property on time. Btw, the address on booking.com is 4905 Riverhill, which via Google looks very nice. The actual address is 4904 across the street, which is a dump, which is another thing that makes me think the proprietor may be unethical with questionable business practices. I arrive, find conditions mentioned above. I spend 20 mins & decide I can't stay there and leave. I msg the proprietor that I am leaving and want a refund. She says, "sorry you feel that way. I'm sure you will find something else". No refund. Booking.com customer service contacted her and strongly suggested she issue a refund but she refused. I had booked two nights. I am out the money. Read all the reviews, THE BAD REVIEWS ARE AT THE END (not in chronological order). Many have said this property should not be in booking.com! All I can say is, I don't know how she has gotten those reviews of 9/10. I suspect those reviews must be fake. PS, I posted pictures but they are not attached here.
