Clear, fast comms via booking.com chat function. Location is very good, close to everything. The apartment was clean and tidy. Nice Pool area. Well equipped kitchen.

For an apartment advertised for 8 people, it was very small. We have previously used las vinas, and was in a different apartment that was larger, so this took us by surprise a little. I would say this apartment would be fine for 6 people, but 8 people we were all a bit on top of each other. If we only brought 6 people to this apartment, my overall score would be higher. Also the sofa bed could do with replacing. Was basically sleeping on the frame. Also only an electric boiler, which is not suitable for 8 people showering. We got through about 4 people having quick showers before it went cold.

The location is genuinely the one saving grace here — central to Playa de las Américas, a short walk to the beach, plenty of bars and restaurants nearby. But everything else about this property fell well short of what was advertised and what 8 paying guests should reasonably expect. Sofa beds that don't exist. The listing clearly advertises 2 sofa beds in the living room — this was a key reason we chose this property for 8 people. There were no sofa beds. Not tucked away, not broken — simply not there. Just regular sofas, one of which was far too short for an adult to sleep on. Someone in our group had to sleep on it every single night. If you're booking for a larger group, the bed count is not what it says. One shower between 8 people. We tried to use the downstairs shower on day one and it flooded the entire bathroom. It was clearly broken and we never used it again. That left 8 grown men sharing one shower for four nights. This is a basic maintenance failure that should have been caught before anyone checked in. Broken toilet seat and barely-flushing toilets. The downstairs toilet seat was completely off the toilet when we arrived. And throughout the property, the toilets barely flushed properly for the entire trip. With 8 people in the apartment, this made the bathroom situation genuinely unpleasant from start to finish. Broken balcony furniture. A chair on the balcony was broken and unusable — a small detail, but consistent with the general lack of upkeep. The property clearly hasn't been properly maintained, and the listing misrepresents the sleeping capacity. If you're a couple or a small group, maybe the location carries it. For a larger group counting on the advertised beds and both bathrooms — look elsewhere.
