This property will not accommodate hen, stag or similar parties. Please inform THE LIMES Guest House in advance of your expected arrival time. You can use the Special Requests box when booking, or contact the property directly with the contact details provided in your confirmation. Guests are required to show a photo identification and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Payment before arrival via bank transfer is required. The property will contact you after you book to provide instructions. A damage deposit of GBP 150 is required. The host charges this 7 days before arrival. This will be collected by credit card. You should be reimbursed within 7 days of check-out. Your deposit will be refunded in full via credit card, subject to an inspection of the property. The guest is liable for any damages made to the property by themselves during they stay and will be charged. If property required excessive cleaning after check-out will be cleaning fee charged. Please note that this property operates a strict no smoking policy. A penalty fee of GBP 250 will be charged to guests who smoke in the property. Early check-in and late check-out is possible for an additional fee and is subject to availability. Visitors are strictly not permitted.

Simple, pretty room: homelike and no fuss. Great location by the very attractive reservoir (see pics), and only a 1/2 hour walk into town along the canal. Slightly shabby neighborhood but quiet and safe. Not glamorous but perfectly convenient. Excellent value.

Stayed at this property a few times now, every time I’ve had to message them to return my deposit, very slow on returning it and replying to my message about returning it, checked out Saturday morning it’s now Sunday and I’m still waiting for my deposit back

"Scam! Avoid at all costs"

I arrived at the property at the indicated check-in time and no-one was there to let me in nor was I had been sent a code to access the property. I repeatedly tried to contact the phone number to no avail. I couldn't access the property. Earlier on the day a number from the Philippines had contacted me on WhatsApp requesting photographic ID proof which goes against the booking.com guidelines. I couldn't access the property which put me at risk just before midnight of sleeping rough the night showing total contempt for their customers and neglect of any duty of care towards them. "Ikos Investment" the name for this scheme still had the cheek of charging me for the night and they are now trying to charge me £100 in addition which I'm having to involve the bank in challenging. Subsequently, I have discovered the internet is filled with horror stories of people experiencing similar issues with this outfit. Avoid them like the plague and contact booking.com to help take them down!

the room itself is pretty decent

the location is awful, which isn’t the property owners fault. however we did not feel safe staying here, and ended up booking a separate hotel.
