1. we had booked 2 rooms, travelling in a friendgroup of 4. One luxury room and one cheaper one. The cheap room had a really bad smell upon arriving, they told us we shouldn't expect much more when booking a cheaper one. 2. There was no toiletpaper and towels in the room. Room ventilation was extremely dirty (see picture) 3. When asking for something the staff was extremely unfriendly and handled a situation like they didn't want to be there. 4. The pool was too dirty to swim in so we couldn't use it. 5. The 'free' parking is not free. We had to pay extra when we wanted to leave.

View was nice and aircon was working (after we changed the batteries from that installed in the tv remote because no one cared)

Read carefully and watch out what are you reserving. There are 2 types of room - apartment and rooms. We stayed in two rooms (as we traveled in 4 person) and it was terrible. As we see now most positive reviews are from apartment. Everything was wrong since the beginning: 1. free parking is on a street but the whole street is mostly reserved by neighbors so they told us to pay for parking at a paid parking. When we showed that there should be free parking they paid one night by themselves and for the other day we should find a spot. We found one, asked is it's ok (they confirmed) and we ended with a car fenced with posts by some Georgian guy. 2. rooms are old, dirty and in one there was an unpleasant smell. Furniture are damaged and full of unnecessary stuff (no cleaning). Ther are more like staff room not a guest room. In one room there was a bug in the shower so our friends run away after 1 night. There are no shower curtain, towels are old and dirty. 3. it's not a strict guest house with a restaurant but it's a big, crowded and open all day restaurant with a couple of rooms. There is no reception, no dedicated staff. In fact you are staying in a restaurant so no privacy and a lot of noise. 4. pool pictures are nice, but in fact it's surrounded by the restaurant tables. If you thing about resting by the pool - forget it. You can hide behind a small building but it's is a kitchen so no much of a difference. 5. pool was full of sand but nobody cared. 6. breakfast was an option but when we asked about it they said that it's not available. Generally avoid - you can find much better place for that price.

The room itself is big and with a nice view but it’s not enough to justify the price.

We were disappointed by our experience at Kusika. The service was not matching the price at all. The staff did not even say goodbye. To find our room they asked us the price of the room rather than asking our name.

The owner Ilya is a wondeful host. Food is nice and breakfast was huge!

The view from the apartment is splendid and the overall layout is very nice. The pictures of the apartment are accurate.

The description of the apartment is not accurate: There is only one room - not a separate bedroom and only one bathroom. The sofa bed is ok for one, but not comfortable for two. There was no sheets for the sofa bed, toilet paper ran out the first afternoon and dirt came out of the spa when it was turned on. The pool was dirty - green from algae and we did not use it. We had booked a second room for two more people - this was really bad. Dark and smelly of mold - including the sheets. The AC was not plugged. We had booked two nights and found another supplementary room nearby for night number two.
