Karen is a great host. Tea and biscuits on arrival. Huge bed, warm and comfortable. Everything we needed. Very peaceful. We had a good night's sleep followed by a lovely cooked breakfast.

Lurpak butter at breakfast is my only very minor issue.

Very nice breakfast and plenty to choose from. Karen went out of her way to help and was very attentive.

Fabulous Breakfast nothing was too much trouble for Karen. Rooms very comfortable spacious with clean modern bathrooms. large drive to park cars. A short walk to the Sea front.

Nothing! Suited our needs perfectly.

Great stay! Fabulous breakfast, including fresh fruit salad with nuts, seeds and yoghurt. Our 'Full English' was served on hot plates and was plentiful. Karen is a great host! Location was ideal as it was within walking distance of the Riviera International Centre. On returning in the afternoon, we bought an ice cream or two(!) from the shop, which was very welcome on the hottest day of the year!

"Home from home"

Karen is obviously bursting with enthusiasm for her wonderful hotel business. Everything you need and more. Excellent choice for breakfast with fresh fruit and full English. Free car park in a quiet location, 15 minute walk to the Promenade. Modern tv and loads of tea, coffee and biscuits. They also have a shop with everything there that you may have forgotten to pack. My wife bought a lovely new hand bag, only £2. Bargain. You can sit outside when warm enough in their lovely garden and the high views were spectacular of the sunrise in the morning. We highly recommend you stay here. You won't be disappointed.

WiFi was hit and miss and the steep hill back from town knackered us out, but many shops and bars en route. Only a 15 minute walk.
