Excellent location and as good as the advertising pics! Having hot tub was a welcome bonus. Jane & Tony very helpful hosts, who would always respond to any queries including changed booking arrangements. Located well for walking (from the house or by car, eg to the Southwold); and for any type of cycling. Very comfortable room. As others have commented, great breakfast and hosts flexible with timings for that.

Incredibly nicely organised with lots of amenities. Excellent quality. Excellent breakfast and wonderful owners.

Upper floor has little noise insulation.

A beautiful property. Everything there that we needed and more. Having the added bonus of a ground floor room which gave us direct access to a lovely patio area. Tony the host was excellent - extremely helpful, and cooked a fabulous breakfast!

Sadly, we weren’t aware of the lack of sound proofing until we arrived. This unfortunately spoilt our 2-night break. We booked to have peace and quiet and two nights of sound sleep. What a shame this wasn’t the case! (We were in the ground floor room which was stunning) We were kept awake by the guests in the room above us. On the first night, we heard every bit of their conversation; their television sounded like it was in our room, and most shockingly, we heard far too much of the couple’s intimate activities! On the second night, at 11:30pm my husband had to knock on their door to ask them to turn their television down. A huge disappointment for a hefty sum of money.

Very peaceful and quiet location and property (we were the only guests). Great breakfast and other nice bits like cake and hot chocolate.
