I wasn’t expecting much as i found this place last minute but I was very impressed at how spacious and clean my room was. Toiletries, towels, and slippers are included - plus a closet with hangers. There is also a working smart tv and water heater. The water pressure (hot and cold) and the ac were also superb! The owners were very welcoming, warm, and helpful. I had to leave my things with them when i arrived early for my check in time and when i had to check out as well (as my flight was a bit late) and they were very kind to keep them for me! The property is 20-25mins of walk to Meidan Square though which I really dont mind at all. You really are getting your money’s worth here and I would definitely recommend this place! (The view from the rooftop is amazing!) 👌

perfect place with perfect owner and location. a nice terrace and the opportunity to light a fireplace in your room. the owner gave us the opportunity to check out later and we didn't have to wait for the bus with bags in the street

This was a perfect choice for me. It is literally around the corner from the bus station, located on a quiet street. Good communication before my arrival and a welcoming arrival made it all very easy. I slept very well (which is not easy for me), all was spotless and functioning well, with both good heating/cooling and ventilation provided if required. There was plenty of room for a solo traveller. I particularly loved the cats. From here I was able to get a good breakfast easily and explore on foot all day. It provided a great haven after a deluge and I could dry out with ease.

A very small inconvenience, but it would be very useful to have a light switch accessible from the bed. :)

The guest house is located at the heart of Old Tbilisi, 5 minute walk from Avlabari subway station and 10 minute walk to Tsminda Sameba (Holy Trinity) temple. The host is very hospitable, cooperative and responsive lady who is always ready to help. Breakfast is not included but there's a kitchen in the house. On the 3rd floor there's a terrace (with a table and a sofa and chairs), from which you can observe spectacular sceneries of old Tbilisi (pictures in the review are taken on this terrace). The room is small but quite comfortable and facilities are clean. A very good option especially if you don't stay in your room for too long and return to the hotel to sleep overnight. Highly recommended.

- very well placed, 5 mins to the metro avlabari and 15 mins walk to the historical part - the host family is very helpful and friendly - fireplace and the view makes this room really special - terrace is marvelous, you have the view of Trinity and whole old Tbilisi - good wifi on the top floor - you have plates, bowls, knives, glasses etc.

- linens are synthetic (question of your comfort, but we prefer cotton), so it was not very comfortable - limited shampoo/shower products- 50ml per person and two pieces of soap. we stayed for a week and it’s not enough - there is no cleaning in the room while your stay and no even trash collection - permanent smell of canalization in the bathroom. it seems the canalization is not done correctly - in term of money, a bit overpriced in the end
