AMAZING breakfast SriLankan style of egg hoppers, coconut sambol, fresh fruit, yoghurt, honey cakes & hot drink. Nelson organised pick up from the airport for us & he was friendly, helpful & very welcoming. Our room was large & comfortable & the location was great.

Very friendly and helpful owner. He give us all needed informations about near by area and he also organise a massage in a very good massage saloon. On the first day of the New Year he offer us delicious food and a drink.

The facilities themselves were wonderful— both the room and bathroom were spacious and very clean. The shower offered hot water, which is a rare treat around here. The bed was one of the comfiest I’ve slept on in a very long time. The location is also ideal, as I could walk to the beach for sunset in 5 minutes. Plenty of restaurants available around the beach on the main road, and lots of tuktuks waiting if you need to go further. Most of all, Nelson and his son went out of their ways to help me feel comfortable again and again. They helped me arrange rides, exchange money, find a SIM card, and even greeted me with a cup of coconut water when I arrived. Might be the best service I’ve ever received! I never felt like a burden, they were always happy to help. So nice to feel a warm welcome and ample support when I first land in a new country, as I get my bearings. I will stay here again on my way out of Sri Lanka. Highly recommended.

Exceptional Stay with Outstanding Service We recently stayed at Joseph family House and we couldn't be more pleased with my experience. From the moment we arrived, Nelson the owner was incredibly welcoming and attentive. The check-in process was smooth and efficient, making me feel right at home. Room: The room was spacious, clean, and well-appointed with all the necessary amenities. The bed was extremely comfortable, ensuring a restful night's sleep. The view from my window was spectacular, adding to the overall enjoyment of my stay. Service: What truly set this guest house apart was the exceptional service. Nelson went above and beyond to accommodate any requests we had and always did so with a smile. Whether it was providing recommendations for local attractions or arranging transportation, their assistance was invaluable. We had our local Sri Lankan breakfast with fresh fruits,offered a delightful all prepared to perfection. The service was prompt, and the ambiance was cozy and inviting. Location: The hotel's location was perfect for exploring the city. It was within 2mins by tuk-tuk distance of many popular attractions Jewelry shop and malls shops etc. and had easy access to public transportation.You can find many restaurants nearby beach area its a walking distance. Overall, my stay at Joseph Family Villa exceeded all my expectations. I highly recommend this Guest house to anyone looking for a comfortable ,peaceful ,relaxing place and enjoyable stay. We look forward to returning on my next visit.

Perfect location, very close to beach and restaurants, old town centre within walking distance; large room, clean; nice balcony to sit outside; lovely big breakfast; Nelson went out of his way on my last day, went to the bus stop with me and made sure I got the right one ( I can only recommend not to travel on a Bank holiday)!

The owner is very nice and helpful. Room very quiet. Breakfast was yummy.
