Good price and location.

The day before my arrival, I messaged the owner to tell them that my arrival time would be 22:00. They emailed back saying that if I arrived after 22:00, I would be charged a 1000¥ surcharge. The next day, I changed my ticket and caught an earlier train, and gave the owner 3 hours notice that I would now be arriving at 20:00. When I arrived, there was a sign saying no staff at the hotel. The sign listed two phone numbers, an email address, and a map to a store two blocks away where I could pick up the key. I called both phone numbers but they had been disconnected. I carried my luggage to the store but it was closed. I emailed, and waited outside for 15 minutes. I then went into the hotel and waited in the common area for another 25 minutes. I heard the front door open and before even seeing me the owner immediately started yelling at me. She was furious that I had not told her of my new arrival time. She continued to berate me for a few minutes as I calmly explained to her that I sent her an email. She told me that booking.com was not sending her messages and she never got my email. I asked about the phone numbers repeatedly and she said "email is better". I think it would be better to have a phone number and polite staff.

This is a very nice Japanese style guest house on two floors. Our group of 5 were the only ones staying there, which was great, as we prepared to embark on walking the Kumano Kodo the next day. There's a shared kitchen, living room, along with shared toilets and showers. Very comfortable and tastefully decorated, and only a very short walk from Kii Tanabe train station. Once we found the person who checks us in, she was very nice and helpful. Excellent value.

The check-in process was rather challenging at first, as it wasn't made clear up front where to go to check in. Also multiple versions of check-in time were posted in different places. But once we found the right person to check us in, in a shop three blocks away, everything was fine.

Very convenient and great communication. The courtyard and kitchen could have done with a little care/attention. The bedroom and bathroom were great.

I wanted to stay near the train station and restaurants

The doors don‘t lock properly and it felt unsafe. Anybody can just walk in from the street. There is no host at this house.
