Fantastic location. Walks galore! The sound of rushing water outside your room all night is like free ASMR. Lovely owners. Fantastic breakfast.

I'm so sorry... The balcony needs a de-web and a wipe. The overpainted top wallpaper border is coming off round the room so makes it feel a little tired. The bedside tables are pointless in such a small room. I kept knocking everything off including the lamp. Shelves and downlighters / reading lights above the bed would be better. But we loved you guys so much and I know renovations are expensive. Xx And I'm sorry I left my shirt and jeans in the wardrobe!

Location can’t be beaten. Despite the drizzle the balcony was protected so we did get time to enjoy the views of river and sea Standard deluxe is very small but very clean with good amounts of beverages Very clean and friendly for us and dog Can’t say for breakfast as sadly we missed it as both ourselves and dog were not feeling well. Nothing to do with them but owner was so helpful and allowed us a credit for the night we didn’t stay Would love to come back

The location in Lynmouth was stunning , the area of North Devon is one of the most spectacular landscape seascapes in the UK if not the world. It is a small village and although it attracts day trippers it is not packed with tourists and is quiet and peaceful. The staff in particular Dan were very attentive, professional, polite and friendly. The balcony views were charming and the sound of the river was calming. The hotel has an old school rustic quaintness and charm. It is 50 meters from and award winning pub. Good fish shops. I thoughrally enjoyed my stay.

There wasn't really anything I didn't like.
