Breakfast was very good

Standard of cleaning was not good, a thick layer of dust on all surface areas both in bedroom & lounge area, tv etc Balcony was full of cobwebs And dont expect the pretty flower frontage on the photo !

Great central location overlooking the river and the harbour, the room was lovely, clean and comfortable, it was nice to sit on the balcony with a drink and stare at the lovely views. Close by to cafes, restaurants, pubs and art and craft shops. Stunning views from the cliff railway up to Lynton. The owner was very welcoming and cooked a terrific full English breakfast and there were other choices if you preferred. Lynmouth is situated in such beautiful coastal scenery and beautiful Exmoor is only a few minutes drive away. Such a beautiful relaxing place to stay.

There’s nothing to fault about the property, my only observation was that the charge for the room was in my view a little high, compared with similar properties I’ve been too.

Great choice and options well varied along with the traditional options of a cooked breakfast which was done fantastically. a good spread to start the day.

Could of done with a deep clean Carpet grubby and furniture grubby

Lovely place to stay The staff are really friendly and the food is excellent will be staying again

The hostess was very friendly and made us feel very welcome. Couldn't do enough for us. Breakfast was plentiful and very tasty. The room although not the one I'd booked was very comfortable and a lovely view from the balcony. The owners cat was very friendly. Would definitely stay again.

I have mobility issues and didn't like all the stairs but I did compensate for that so did not let that hinder my stay.

Superb location. Breakfast was exceptional and room was comfortable and clean with beautiful views.

Staff very nice, breakfast was delicious, lots of variety, and well sourced ingredients. Very welcoming of the dog.
