Check in felt confused. The sign at the door said to check in inside the restaurant so I went inside and made ourselves known. The lady said to wait where we were (standing) for a few minutes as it was extremely busy. Approximately 4-5 minutes later the lady said “someone will be here soon, but in the meantime, let me show you where the door is” and we walked outside around the corner where she showed us where the door was. She explained the electronic locking system on the front door and then further explained that when somebody else arrives we will be given the keys to the room. She then left to go back inside leaving us outside in the cold. We were quite confused as we had quite subtly been shifted from waiting inside to waiting outside without that being made clear. I felt it was a little sneaky and not the warmest of welcomes. I think they missed a trick as we were really hungry. We could’ve done with some chips. We would’ve been very happy to have sat down in the restaurant and or order something while we waited. Instead, we found ourselves waiting outside for further further 10 We waited a further 10 more minutes before becoming frustrated so we went back inside the restaurant. We spoke to the lady once more, telling her that we wanted to get going as we didn’t wanna wait outside any longer. I said it this way to give her an opportunity to apologise and or to suggest that we wait inside but instead she advised that that the lady will be here in a few minutes and when she arrives, she will leave the key in the flat. If this is the case then we didn’t need to wait at all did we? The whole thing felt very confused and it felt like the situation changed three times. I appreciate this feels like a side hustle to the restaurant and therefore the staff doing the check-in or perhaps not fully trained on the check-in things could be made a lot easier if you provided the unlocking code and some detail on the fact that keys will be left in the room on arrival

room was exactly as described. comfortable with all the basics, well maintained, quiet location. Excellent bathroom.

there was a sign in the hallway asking guests to be quiet after 10 pm - on one of the nights of my stay there was lots of banging and loud laughter/talking until after 1am from one of the other rooms/flats, but it was between xmas and new year so I tried not to mind too much but it did disturb my sleep. Not the fault of the owners but worth noting that noise does travel if other guests ignore the noise curfew!

The location was amazing, right on top of everything the old town has to offer. The room was clean, airy and well equipped. Nice little touches such as bottled water in the fridge, having a fridge, an iron, a hairdryer, being well decorated. Check in was easy, staff massively helpful and welcoming, check out also just as easy! Amazing value for money! Shower was awesome! Comfy bed.

Sounds of plumbing, feet stomping and door slamming travelled a little from other rooms, though this may have just been loud guests and wasn't excessive, we just knew there were others in the building. Was a bit warm even without the heating on, but this will be a blessing on a cold seafront winters day in Hastings we are sure! Bed was a little smaller than we are used to, think it may have been a small single, (but we are spoiled by being used to a king size at home!!) though it was definitely very comfy!

Perfect stay. The only thing is that the bed was a small double which was a squeeze.

Great spot opposite the beach. Easy access to everything. Parking only a short walk. Nice room, small but has everything you need. Lovely rainfall shower.

The stairs but only because I’m unfit 😂.
