I'm not sure about the other rooms but Room 4 is not acceptable. It faces a busy street outside an Irish pub, this is fine but you need to have a thicker glazing on the windows to counteract the noise. They provide earplugs which is never a good sign. There are other noises that go on throughout the night which results in a terrible sleep. No toilet in the actual room and you have to go into the shared hallway and use a 'private' bathroom. Overall off my experience I would never ever stay here again and the fact that they are allowed to rent this room out is a joke. Not sure about the other rooms but I would not recommend staying here just on the off chance you may get stuck with Room 4.

Great location for us and within walking distance of Edinburgh Playhouse where we were heading to. Although we booked a small room, it had an ensuite, set of drawers, hanging space, TV, iron and ironing board and everything that was needed for our stay.

very central location near to the Grassmarket.

The location was difficult to find, a very unassuming doorway under a bridge in a very dingy alleyway - i wasn't comfortable coming back at night. My son's room was ok but I found my room extremely claustrophobic and uncomfortable. The property is basically a HMO - thin walls and creaky floors. It didn't really feel entirely safe. I would not stay here again.

We stayed in room 4 the toilet was down the corridor which is what was advertised and they is a nightclub right underneath the room that was open until 3am so for that reason we wouldn't stay again

We stayed for one night and had a lovely experience. All the instructions about the key and check-in were clear and very helpful. The owner responded to my question about storing luggage after checkout straightaway and was extremely kind. The place itself was spotless and in a very handy location, especially since we were attending a graduation ceremony. It cost us only about £10 to get to Edinburgh Bus Station by Uber, which was great. The only small downside is that the end of Merchant Lane, where the property is located, isn’t the most attractive spot — but honestly, everything else was excellent.

Camera troppo piccola per due persone, poco pulita con ragnatele ovunque e moquette bagnata

Super emplacement en plein dans le « Old Town » Parfait pour un séjour entre amis afin de tout faire à pieds ou bus Chambre un peu petite mais c’était parfait pour la durée de séjour. (4jours) Seul petit bémol il y a eu un peu de bruit pendant la nuit car il y a un bar juste à côté de l’entrée de l’hôtel. Mais sinon tout était super et avec une arrivée en autonomie.
