Once you got over feeling like you were breaking into someone’s back garden, this place was exceptional. Pre-arrival communication was fabulous and details of key and gate codes, where to park etc were spot on. From entering the gate to the back garden, you were greeted by a little paradise that betrayed its proximity to a major city centre. The accommodation was more than I expected it would be. Very modern, clean and cosy. The bed was made up when I arrived and after a G&T outside next to the koi pond, I curled up on it with a film on the tv. The heater worked wonders to take the chill off and as I’d taken a microwave meal for tea, I made use of the fully stocked kitchen facilities. Everything had been thought of from tea cups to wine glasses, crockery & cutlery, iron and ironing board, hair dryer, wi-fi and charging points for phones etc. the accommodation was large enough for a couple (maybe even with a small child) and I could quite happily have spent a few days here rather than just the one night. My daughter regularly visits a friend in Newcastle and I usually book a city centre hotel while she stays at her friends house after our drive up. I will definitely book here again!

All good in term of facilities, Ryan was very nice and we found inside more than we needed - coffee, tea, fridge, glasses, cutlery, etc. Location seems safe and the garden is beautiful

I would prefer a more comfy bed, therefore I would say that the perfect value for money would be for a 3-4 person family which could make a better use of the extendable sofa that could provide enough space for all to sleep.

Will deffo come back again there

Very good host and brilliant facilities.

It's quite a walk in to the town, most would need taxi or metro.
