"Absolutely magical place. JB is so with to get back to you with anything you need."

This place is absolutely BEAUTIFUL. It’s super clean, relaxing, with a boho vibe and the most lush greenery overlooking Lake Atitlan. The bathroom looks out over volcanoes and can open the doors wide to hear the birds and waves.

Toilet is in full view through the glass from the bed. We had to do some creative redecorating for a little privacy.

"Overall decent, but expected better sound insulation for the price."

Very spacious, nice view and cozy. Large windows, outdoor space with seating, solid hot shower.

Windows had gaps, and overall sound insulation is poor. You can clearly hear neighbours walking as if they are in your room- property creaks. Music/fireworks outside will be loud - wear earplugs.

The view at this property is genuinely unparalleled with floor to ceiling windows looking out over the volcanoes. The balcony is framed in stunning honeysuckle and tropical flowers that bring hummingbirds right next to you and this is the closest thing to being in nature while still benefitting from the creature comforts of an indoor stay. We didn’t want to move from the chaise beds in front of the window- particularly because the hosts considered and provided so many thoughtful details to enhance the experience (like delicious fluffy bathrobes to enjoy as we drank our morning coffee looking out over Lake Atitlán). We appreciated the yoga mats and the open floor plan that allowed us to do some Barre3 in front of the view with the doors open to bring in the breeze. Even the lighting was extraordinarily thoughtful- with multicolored LEDs enhancing the foliage at night and sound activated lighting that really created some awesome ambiance. And, the host was truly wonderful too, allowing us a later check out so we could properly pack up before our afternoon tour plans in San Juan La Laguna. This was a tremendous value and such an awesome place- we were sad to leave and would stay there again in a hot second when we get to return to San Marcos.

This was a larger place and it’s likely more than one person will be booking the unit. There was coffee provided (it was delicious and so appreciated- it’s a critical aspect of a stay for us as we’re non functional humans without it) however the French press was a single serving and that was a bit tricky. As it’s likely more than one person will stay in the room, that’s a small tweak that would be an appreciated upgrade. A few things to flag that are important to know when booking for others. There are super steep stairs as this is on the side of a mountain- and it’s the reason the views are incredible. If someone in your party is not ambulatory or isn’t confident with heights or steep stairs, this may create an issue for you. Also, be mindful of how you pack. We had roller bags that convert to backpacks so we were easily able to get our bags up and into the room. I appreciated the heads up about the stairs in the posting and the reviews. If we had bulky baggage we would definitely have struggled so keep that in mind. Also, it’s an open place and in the trees- and there are cracks and crevices, as well as open air when you open the windows and the occasional insect makes its way in. We did not mind and expected this- it comes with the open natural beauty of the place- but if you’re squeamish be aware that you may find a spider here or there. It’s to be expected and shouldn’t be something that docks the property so I wanted to mention to set expectations for future travelers and avoid any negative reviews due to that. It didn’t detract from our stay AT ALL, but your mileage may vary based on your level of comfort with outdoor flora & fauna. 😊

"Breathtaking."

This was the highlight of our trip. The view was breathtaking. Absolutely beautiful cabin, panoramic windows to the lake and jungle. fully equipped kitchen!!! Spices, coffee, fridge, and electrics (Recommended to stop at the store since it’s 10 min from the center). Beautiful restroom, with standing bath and a separated shower, it’s transparent to have the view from the bed, so take in consideration. The little garden on the lakeside and the free kayak are a really nice addition, the views are unbelievable.

Unfortunately we had a bee problem and my husband is allergic to, so we couldn’t open the window, there was a hive outside the shower window that the owner tried to solve, but the weather didn’t allow at the time. There’s constructions from 7am till late afternoon and you can hear everything from the apartment above. We discovered the free kayak too late, would have been nice to have it on the info before. It’s on a hillside, take the stairs in consideration. And no curtains at all in the bedroom, so you can’t sleep after the sunrise.

"Amazing view, comfy house."

The house is super beautiful, clean and well decorated, with an amazing view. Kitchen well equipped, great bed, towels and linens. The WiFi is good, and the check in was easy. The staff was helpful to quickly solve a problem we had with plug adaptors.

If you’ll arrive at night, ask the staff for a Tuktuk contact because the street is completely dark and some drivers refuse to go there, so is better to book one in advance. Also, there’s a construction going on at the property, right on the access to the lake, so it’s a bit messy and it can bother your privacy.

"Wow! Such a nice place to wind down and enjoy lake"

The location was outstanding! Great view on the lake from all rooms. Baraka lies not too far from the centre, so you can either walk or get a tuk-tuk.

Nothing really. It was all superb. But we couldn’t use the canoes together, it would have been amazing to explore the lake together.

"Superb"

The views and property itself was amazing. JB was very attentive to our concerns. He arranged private transportation for us and even accommodated our early arrival of 430am.

The property is a little outside of town but it’s a short walk!

"Excellent place to stay on a relax environment."

View is everything! Room was very comfortable and clean. No need of A/C however a fan would be great as an option if necessary.

Front Door of the area can be improved as a welcoming presentation. I understand the location does not have pavement, however a nice front side would be great. For travelers with luggage I recommend tuk tuk for transportation since its a bit far away from the ferry area.

"Comfortable but some points for improval"

Comfortable appartment, nice and cozy terras with sounds of lots of birds, de waves of the lake and our little friends the squirrel and the colibri! Comfortable bed, well-equipped kitchen. Owner responded quickly and helpful! Steep stone stairs down to the appartment and the lake, no problem is you’re healthy.

Construction going on upstairs and down at the dock. The private swimming deck at the lake was dissapointing. In midst of a construction site, no chairs or anything to relax on near the lake. Also one of the doors in the bathroom could not lock, the owner said it was because it is higher up and not reachable, was not comfortable with that. Also there were stairs to the apartment upstairs also only closed off with a latch that could open. People could walk in if they wanted. Also keep in mind that its about 15 minute walk away from the village, the last bit without lighting. Would not recommend walking back in the dark.
