GBThe location was excellent. We were less than a 10 minute walk from pretty much everything we did. Rosie the host was amazing. She was in constant contact leading up to the event, and even left us some little treats for when we arrived. Everything was clean and tidy, the rooms were spacious, the beds were comfy, and all the facilities worked as expected.

GBThe house looked beautiful online and fully lived up to the photos. We were a group of 13 in total (2 couples, 1 family with 2 kids, 6 friends/family members travelling as singles) looking for a good venue to celebrate a 70th birthday. The fact that the house offered 5 bedrooms with plenty of beds offered us just the flexibility we needed and was rare in Brighton, even rarer in such a very central location. To add to this, the house has a great choice of social spaces - good living room with enough seating space for all of us, big kitchen table for everyone to gradually arrive and eat breakfast in dribs and drabs, and the outside space was a great place to congregate, and especially useful as we had several smokers in the party. We didn't even use the dining room (though it would definitely have been used if we'd eaten at home on a rainy day). Location is brilliant - minutes from the pier and beach, and we were able to walk to a gig at Chalk in under 10 minutes, It's super convenient, there's a pub next door (no noise audible from it though) and supermarkets/late night eateries are plentiful just minutes away. As it's such a large house, the door code was an added bonus - everyone could make a note of it, no worries about keeping track of who had the key, and we weren't up and down constantly answering the door. The place was very clean, the kitchen really well stocked and equipped (e.g. not just tea and coffee but sugar cubes, seasoning, etc), there are 4 bathrooms (1 toilet-only, 1 shower-only, and 2 bathrooms with toilet). Towels are provided for a large group. The host was very helpful, communicative and friendly - they also provided a lovely welcome gift. The £500 damage deposit was refunded to us quickly and without any issues.
Not everyone found the beds comfortable. The property has some quite strict rules, all of them are understandable, it just ensures the house doesn't get trashed by the people before you or shut down for noise nuisance. However it would have been useful to have them clearer upfront/earlier, especially since full payment is required on booking, so here are key points: No use of the outdoor garden area after 10pm, no pets/animals in the house, no shoes in the house, no parties, no hen/stag groups, no inviting randos back to the house with you, no sticking anything to the walls, and a £500 damage deposit is required in addition to the full accommodation payment on booking. (This was refunded to us quickly and without any issues.) The strictest bit was that if you cause noise nuisance to the neighbours after 10pm, there's a private security firm who will turn up and throw you out of the house. This did sound a bit scary, but the noise level we created through 10 adults having a lively conversation in the living-room till the early hours, with drinks, and with music on in the background from a portable speaker, didn't result in any issues - hopefully this will be useful guidance to you about whether this house is suitable for your group!

IMAbsolutely superb location, with all of Brighton's major attractions within easy walking distance. The house itself is impressively roomy and spacious. I don't think the photos do it justice, to be honest. Communication from the letting agents was clear, easy, and positive. Access to the property was a simple process via a lock box outside the front door. A fabulous stay in an excellent property. As an unexpected bonus, there's a really good pub, literally next door.
