Great cottage just lacking bit maintance and tlc

Fantastic stay at the Factors House. We stayed over Christmas and it was perfect. The house is so warm and cosy, 3 large double bedrooms with very comfy beds. The kitchen was very well equipped, everything I needed to cook a full Xmas dinner. Good size kitchen with seating for 6. This is an old property but delighted to see all the character has been retained making it a very comfortable stay. Both front garden and rear seating areas are fully enclosed which is great when traveling with dogs. The staff were lovely, very welcoming and friendly. Due to the time of year there were no facilities open but we were aware of this. The location is excellent with fabulous woodland walks. I would certainly recommend the Factors House & Erigmore Holiday Park.

Location was fantastic and the style of accommodation was flexible for those with specific needs. Natural environment was beautiful and peaceful.

Poor attention to detail by the operater led us to arrive to damaged equipment in both kitchen and bathroom. Marks on sofa and walls, light fittings which did not fully illuminate and doors which did not close/ stay closed.

Nice property, clean and tidy, with parking and some private garden space. Dog friendly.

Beds were very soft but it was generally very comfortable.

Great location, only a 20-30 minute walk to Dunkeld along the road or riverside path. Good facilities on site, Pool was small but worked on a booking system so never too crowded, has kids activities and floats/small slide during holiday (at a cost). Bar with good selection of drinks, food, games room with pool table (pay per game) and dart board (free) was good if weather not so great. Factors house was spacious and had most things you would need in kitchen and bedrooms. Living room had smart TV with Netflix, etc. and a DVD player. Kitchen was reasonably well equipped with large fridge freezer, microwave, good oven/hob, dishwasher, plenty of glassware. Heating worked well in October.

Wi-fi was patchy when away from the router in living room, likely due to the stone construction of the building. Kitchen could do with more crockery, mugs and cutlery, there was only just enough for everyone, so it meant washing up or putting dishwasher on after every meal. Desert spoons were the size of serving spoons so quite comical for kids to use. There was a starter pack left for kitchen with cloth/tea towel, etc. but a couple of dishwasher tablets would help get you started. House decor was a little run down and old, with many chips in paintwork and some bulbs not working in upstairs hall lights, etc. Hard flooring could do with a good mop/clean.

The cottage we stayed in was beautiful and comfortable in every way. It was nice and spacious, full of character and was basically a large house. The two toilets were very handy and the living spaces and bedrooms were all large. We'd very happily stay here again and hated leaving it. It was overall, better than expected.

There were no soaps or hand wash in any of the sinks and they supplied a dishwasher but no tablets to use it. And no basic supplies at all in the kitchen, no oil or salt and pepper for example. We booked for 5 people and only received two teabags and two sachets of coffee. The pool onsite has very limited availability, we arrived hoping we could have a swim in the afternoon but it was closed due to swimming lessons and then didn't open till midday the next day, so we couldn't use it at all, which was disappointing for all of us.

Loved it and would definitely book again. The cottage was lovely and in an ideal setting. Everything is well maintained and the surrounding countryside is absolutely beautiful 💚

Was disappointed that the kitchen was closed the night we went for dinner. I dropped the facilities score for that reason, only.
