Factors House - A comfy cottage in countryside park with WIFI and access to bar and pool

Value for money Spacious, nice living space, good storage, nice decor, usable kitchen for a family, warm, 3 good sized bedrooms and welcoming hallway area.

Finish isn’t brilliant for a 4*. Didn’t affect my stay but little things like joinery work in kitchen not great, paint dripped on the floor in upstairs loo, tile missing in utility room. Duvets a little thin for winter Perhaps more 3* but lovely all the same

Property clean

The leisure facilities were closed during our stay due to un planned staff shortage. This was a big part of our reason for staying, we expected compensation, but we didnt even get a reply to our message

Food at the restaurant on site was not great

The house was warm and comfortable, rooms were spacious, the master bedroom was very comfortable. The enclosed garden was great for the dog. The bar was good and staff friendly. We didn't use the swimming pool but it did look good. Area was beautiful with some lovely walks.

Although homely the house could have been cleaner and was in need of freshing up. The beds in downstairs and twin room weren't very comfortable. The restaurant wasn't great, food very disappointing, would not recommend.

Great location, beds were comfortable and clean.

Sofa and chairs in the living area were very uncomfortable. Spent most of our time in the bedrooms to get comfortable. Ideally needs a corner sofa to accommodate more people.

The location was excellent - quiet, ample parking, in beautiful countryside but a short walk to Birnam and Dunkeld, and a short walk to the river and Birnam Oak, pool and small children’s playground on site.

The property could have been cleaner (dusty, a few bits of rubbish on the floor from previous stay), and some of the furniture felt a bit tired (stains on very basic sofa and chairs, not particularly comfy to sit on). It would be useful if there were a few basics left in the property.

Great location and plenty of space for everyone secure garden space for our dogs.

This property suited our needs and exceeded our expectations we had a great time.
