Factors House - A comfy cottage in countryside park with WIFI and access to bar and pool

Lovely spacious cottage was well equipped. Great location. Had a really nice meal in bar restaurant, staff were very friendly and helpful.

Wasn't allowed into the property as the heating was broken (and this was known before we left home). Put into inferior wooden accommodation instead, and told I would get a refund for part of the fee. Not yet received after nearly a month. Chased up twice. Very poor customer experience.

There were problems with radiators and hot water. There was also black mould in cupboard upstairs and toilet windows which need removal

Lovely old building with character and simply but tastefully furnished. Dog friendly Beds comfy and nice fresh clean linen Location is superb, can walk along the riverside to Dunkeld and Birnam, just beautiful.

Heating in the main sitting room was not very effective so felt cold in the evenings. On arrival, No basic cleaning supplies for dishwasher or tea towels. The nice young lady on reception did rectify this the next day and apologise. Toilet on first floor was a bit damp and could have been cleaner. No Hand wash in the bathrooms. No privacy in front garden area and view looks out onto caravans for sale and maintenance area. Shame as this could be rectified by putting up higher wood fencing and creating seating area, even adding hot tub.

Needs updating and the bath was not the cleanest. No cleaning solution in house.

A spacious and comfortable house with good facilities and well located to use the bar, restaurant and pool. It had everything we needed for a short break and we enjoyed the proximity to Birnam and Dunkeld with easy access to a lovely walk alongside the River Tay through stunning autumnal colours.

Everything fine, reception is next door to ask for anything missing. Radiator in upstairs bedroom needs a little bit of work on the valve/TRV as it was not working.

Spacious for 5 adults and a child. Mostly comfortable and a great TV. Great facilities offered but didn't get chance to use them
