Zanzibar House Award Winning 8-Bedroom Holiday Home

This is no longer a hotel but an 8 bedroom rental house. The house is furnished in a unique way, all the rooms are Countries and individual. the house was very clean and extremely well equipped. The house and garden would have warranted 5 stars, but the sunshades in the patio garden are impossible to put down, so there is very little sun in the garden. Also be aware there are a lot of steps and stairs, making it unsuitable for anyone with physical disabilities.

We were due to go to Seville, for a weekend break. However C19 got in the way. Spotted this Gem and phoned up Max, the wonderful owner. Warm and welcoming and easy to deal with (along with his talented assistant Anete.) Basically he allowed us to stay in the hotel on our own, so it was within the guidelines and gave us an amazing base to explore St Leonard’s. So it was like our own giant mansion! We were 3 couples and had the downstairs as a giant living room and diner and kitchen (plus jacuzzi outside covered from the elements.) Kitchen was spotless with state of art coffee maker. Brilliant sound system and space to eat and relax. We did a train to Rye to the micro pub. Ate out two nights and a 7 mile beach walk and train back from Cooden. We also had a fun night in with games and our own wine so on balance had a varied and brilliant time. The rooms we all stayed in were spotless, beds extremely comfortable. And were all tastefully and luxuriously detailed. Thankful to have spotted the hotel (more like AirB&B if you wish to use it that way). Highly recommend Zanzibar and in addition the ‘St. Clements’ restaurant if visiting. But call a couple of weeks before as it books up.

Friendly greeting, from nice staff. Made use of the underground car park, offered by the hotel at £5 a night, otherwise parking might have been tricky. Fantastic room with a great sea view. Lovely decor in the room - with a lot of attention in its detail. Enjoyed a cocktail in the stylish bar before heading out to eat. We had breakfast served in our room in the morning from a varied menu. Thoroughly enjoyed our relaxing stay. Price on the higher side, but worth it.

Location: Perfect, we took the South America room with amazing views of the sea, sunrise and sunset. The hotel is within walking distance of most of the sights in Old Town, Hastings. You don't really need to drive. Staff/Owner: Both Max and Anete were excellent, helpful and accommodating. Max, especially, was brilliant at giving us tips and advice. Anete was sweet, friendly and helpful. I forgot the name of the girl who was in training whom we met on the last day - so sorry. Everyone was pleasant, with smiles on their faces. Room: Huge, enough for 2 of us lugging 3 suitcases, with ample cupboard space. The bathroom with its huge tub, and separate shower enclosure were simply fab. Probably one of the tubs I've been able to sink into. The toiletries were also good (REN) and generously sized. Breakfast: Goodness, the fresh food in the mornings were just wonderful. My husband and I loved the yogurt with honey and fresh fruits. And I loved the cheesy beans on toast (my mouth still waters thinking about it). Max is a brilliant conversationalist - is that even a word? and really nice to talk to. Also, please read the morning dispatches sent to the rooms - they're both informative and hilarious! Definitely would recommend!

This hotel provided a delightful two day stay. The staff and the management I found to be friendly, professional and efficient. The staff were happy to look after our luggage for a few hours as we arrived too early for check-in. It was a boiling hot day and we were kindly offered some iced water to help us recover from the mid-summer sun. We took the Zanzibar room which was beautifully presented, clean throughout and really spacious. Being almost on the highest floor we expected there to be quite a few steps to the room, but nothing that two unfit, overweight middle-aged people could not manage. The only improvement that could be made to the room is the addition of air conditioning, but I suppose it would only be used for a few weeks of the year...unluckily for us we arrived on one of the the hottest weekends, but this did not mar our experience in any way. The breakfast was absolutely superb: homemade yogurts, breads and jams (as well as a selection of the usual salmon/eggs benedict or fried breakfast options) and the addition of a glass of champagne in the morning was a nice touch that goes someway to justifying the high room rate. We really enjoyed our time here, the jacuzzi bath worked well and the views from our room were stunning on the clear sunny days we enjoyed. Had a pleasant chat to one of the owners on our way out and compared previous travels (an obvious passion of theirs and something that influences the decor of every room they have). This is a really nice place and in such a good location. I would recommend this place in a heartbeat.

Great little hotel with real personality. Annette, the hostess, exudes friendly and caring hospitality. Helpful in every way and ever-present, her brand of good-humored, personal attention makes the entire visit a happy and memorable experience.

First I would like to say from the moment we entered The hotel, we felt welcomed and at home with the warm And welcoming Reception from the Owner Max and front desk Reception Adrian. These people are the epitome of customer service with a difference! My husband and I stayed 3 nights in Africa room. It was absolutely breathtaking!!! The beautiful decor furnishings of the room cleanliness to the stunning sea view!!! Just waking each morning to the view of the sea was Awesome Tranquil and breathtaking!!! The breakfast was huge and delicious and good selection of choices! And to top it off an inclusive glass of champagne each morning with breakfast simple the best! Excellent Room service! Max and Adrian were the perfect host! went the extra mile And provides whatever you require to make your stay a comfortable and memorable One! I would VERY VERY Strongly recommend this hotel! The pictures don’t lie! You will get what you see and more! Max and Adrian I salute you! Keep up the good work! We stayed in the South American Room and were overwhelmed at the beautiful room and views of the sea. The room was spacious and the bathroom with bathtub and shower were wonderful. Max and his staff went out of their way to ensure we had a fabulous and comfortable stay at this hotel. The breakfast was tasty and plentiful! Everything about our stay at this hotel was perfect!

Didn’t actually get the chance to stay here and after my experience I am glad! Booked the Zanzibar on their website on the morning of our impromptu bank holiday get away and paid in full on my card! Travelled from London on the train and arrived 6 hours later only to be told by a very rude male manager with glasses that the hotel had made a mistake and that they were full. He then had the audacity to show me my own mobile number to say is this you? In which I replied YES....Did you not think of calling me or texting me or emailing me or all 3 i asked him? He said he tried in which I replied that’s nonsense and you are a liar, His attitude and lack of empathy was truly shocking and disgusting with no real apology what so ever....Seriously mate get yourself out of the hospitality industry because it’s not for you because you are useless....In short we went to Rye found a hotel and had a lovely weekend and experienced true customer service...Hotel Zanzibar is in an awful location right on a busy main road with nothing nice near it at all....👎

We have been here 3 times and this time stayed in the Manhattan suite with our son. It never disapoints, The staff are wonderful and so welcoming, the place is gorgeous and cant wait to visit again! Thank you so much, my son is in love with the hotel and so are we, everything about it is perfect.
