"Great house and location"

I loved the location: close to the high street of an ancient town and with loads to do and close to the lakes and mountains in Lake District. Also, river Kent flows 100m away from the property and on the other side you have the Kendal Castle. Great starting point if you plan on visiting the whole district. Also , not too far from Scotland or Snowdonia. Kendal itself is a great town with loads of things to do and see, so you can't get bored there. I also liked the property, a 300 yrs old house, nicely refurbished without removing its character. You get all you need in the kitchen, there are 2 bathrooms, 3 double bedrooms and one of them has an extra sleeping space for a youngster. We also loved the fire place. The owners were very communicative, we got all the information needed, the explanations were clear and helpfull. You get all the bedding and towels needed, heating is on a modern boiler and the house gets warm very quick and stays like that very long.

There were a very few things that didn't match the rest of the experience. First issue was with the parking, although the owners said that there is free parking in the street, we could only find spaces with 1 hour free parking, no return within 1 hour, and pay-and-display parking from 8 a.m. to 6 p.m.. The parking was very close, though, to the property and only cost us about £15 all 3 days since we left every day around 11 and came back at 5. It's about £11 a day ,if you want to visit the town and enjoy the many pubs available. Another problem was with the house itself. The fact the it has a lot of character and looks amazing comes with associated issues: very squicky floors and stairs, (and I mean very squicky, to the point that you wake all house when you go to the toilet or to the kitchen in the middle of the night), very poor sound insulation within the rooms (you can whisper at night and everyone will hear) which means that everyone will know when you're using the toilet upstairs (the saniflo is quite noisy). Also the ground floor rooms are quite damp , even with the help of a big dehumidifier the owner had working nonstop in the corridor. We had to ventilate them a few hours and still didn't get a great sleep in the first night. The heating and the dehumidifier helped a lot and the second night was acceptable but I suppose a better waterproofing of the walls coupled with permanent heating could help a lot there. Another small issue was with the bathroom downstairs, although it looked very good with all that exposed stone and large tub , the small heater could barely warm the room so it was very very cold until the steam would raise the room temperature. Unfortunately, that's why we couldn't have a proper soaking bath with salts, the way we planned.

"Good fun with friends and good location in the lakes."

Location was great. If you want a town with access to the lakes then it’s great. Owner was quick to respond when trying to find the property. Bathroom in the basement is gorgeous. Kitchen has everything you need eg equipment. Logs and coal supplied. The floors are rickety and adds to the charm of the property. Beds comfortable.

The house maybe 300 years old the starts aren’t, they are varnished which make them very slippy - keep your shoes on! Socks only is lethal. Whilst not dirty it could have done with having the cobwebs removed.

"Quarky house"

The space was really interesting and the whole place had lots of character. We enjoyed the wood burner and living room most. It was cosy and homely.

The beds were not comfortable and the mattress old. I appreciate it's old building and difficult to keep it ship shape, some mould treatment and robust ventilation would help to make the ground floor with bedrooms enjoyable.
