The property was quite close to the city centre a ten minute walk. The property had 2 bathroom and toilets. The kitchen & dining room had everything required for our stay. The beds were quite comfortable & clean.

The back garden needed the grass cutting. The back gardden needed an outside light to enable the dogs to be seen when out and for the smokers in the group to be able to see what they were doing. The couches in the living room were comfortable but a bit low. Local takeaway very prompt with meals and it was delicious.

The house was spacious and in an excellent location. It had everything we needed for a lovely family breakaway. The owner was so friendly and helpful. I will definitely be returning for another stay.

Cosy and comfortable. Great location, quiet but everything is within 30 mins walk. Kids were entertained, lots of space for 9 of us

Parking was too snug for an SUV, but we left the car at the pub 2 mins away, no problem

This holiday home has everything you need for a large family or two smaller families to stay comfortably, within walking distance of York city centre. Fridge and freezer, kitchen ware, beds and storage space as well as a separate dining room and living room. Two loos and two showers meant no queueing for the bathroom.

The property is walking distance from York city centre, which is very convenient, once you have parked your car in the pub, 5 minutes away from the property. The house is spacious and quite nicely decorated. There is a pleasant garden (in need of maintenance). The owner has kindly offered to post a forgotten waistcoat. The dining room is spacious and there are enough chairs. The house was nice and warm and there was plenty of hot water. Plenty of towels were provided and the beds were nicely made up. There were some basic provisions provided, like salt, pepper, mayonnaise and even potatoes.

The kitchen was quite dirty, with greasy dishes and pans, so we had to start by cleaning up. The pans are old and have lost their non-stick, it would be better to replace them by far fewer stainless steel quality pans that are indestructible. The tin opener was so cheap that it broke when we tried to use it. There was no small knife, so we peeled the potatoes with a carving knife, not easy! There are many unnecessary kitchen gadgets but several basics are missing. The house is in Avenue Terrace, not the address given on Booking.com which gives the address of a pub, 5 minutes walk away. The owner did not reply to 3 messages send via Booking.com, so it is best to use the phone to contact them.

Spacious, warm and homely. Everything you would need for a family stay and perfect location to walk into the City centre.

The owners were very friendly, generous and accommodating, the house fully equipped, clean and very comfortable and 15 minutes walk from the centre of York. Highly recommended!!
