So disappointed after reading good reviews! Needs some care and attention and a Good clean/update. Lots of broken things and it is shoddy and dirty for the price we paid!! We found the living area/sofa very uncomfortable and not cosy at all-I was shocked as previous reviews said the opposite..It was also noisy at night for us unfortunately and didn’t feel private. There are people waking up and downstairs right outside your windows-appreciate this may just be what it’s like when staying in the centre of Whitby but just to note for anyone who wants privacy. Gate lock is broken and not secure-I saw other reviews on here talking about how they had written about them needing to fix it in the guestbook and clearly hadn’t acted on it despite several comments in there, there solution was just to remove the guestbook it seems?! As it was no where to be found. When we arrived both the gate and external key box was open so someone could have just walked right in! Clearly a lack of oversight,care or consideration for guests. Also: Broken bedside lamp in bedroom Mattress is old uneven and lumpy Broken dining chair Grotty shower Outdoor areas need cleaning/tidying up Complimentary Biscuits inedible (old and stale) Not enough mugs and the four that are there are small aeroplane style sized ones Plastic cups are scratched old and dirty No extra bin bags provided Only One complimentary coffee sachet provided No books Only one leaflet for tourist info No blankets No dog towel as advised

Everything was perfect for me and my friend really. Great location near the 199 steps and its out the way so you got privacy which we liked. Very comfortable and cosy. Would definitely book again with Benson Gem for another trip to Whitby in the future 🥰 No complaints from us.

Fantastic location, loading/unloading of luggage is quite awkward but worth it. Home from home with private outdoor space which is great if you have a pet. Walking distance to everything in central Whitby

Outdoor area needs a bit of TLC, entrance gate not fixed after several comments in guest book which could be a privacy/security issue. Could do with a few more glasses in kitchen cupboard and bedroom pillows need replacing. That said, we would definitely stay again.

The property was tired and needed a refresh. Doors stuck. Photos and description did not quite meet reality. Access was overgrown and bins in alleyway made getting bags through difficult.

Good shower and clean smelling towels

Mattress and pillows badly need replacing on the bed. Pillows were lumpy and the mattress visibly dips in the middle. The curtains are flimsy and let in way too much light for a bedroom. Hot tub would be lovely but the whole area needs rethinking. There is no where to hang towels or robes, no steps up to the tub so getting in and out is hazardous, no ledge or shelf or anything to put a glass of water. There are also a lot of restrictions to the use of the hot tub which are not mentioned until after you book. Attention to detail is lacking, I requested oat milk and none was given despite an email confirmation it would be taken care of. There are no water glasses except for one pint glass a previous guest has clearly swiped from a local pub in a fit of thirst. Biscuits on the counter were a year out of date, paint is chipped and there are holes in the walls. Dog hair on the stairs… I could go on but I’m getting bored. This place feels like a bit of a rip off to be frank. Priced high because of the hot tub but basic amenities- like getting a good nights sleep- are, considering price, severely lacking.

Location was brilliant - right in the mist of all the activities in Whitby. Close to restaurants, pubs, beach.

The house failed to provide items I would absolutely class as basic particularly given the high price paid. Tea bags but no milk/ tiny rounds of soap (no shower gel/body wash). It just really lacked any personal touches. I've stayed in cheaper places also in prime locations but those small touches I've witnessed elsewhere make customers return.
