"Wonderful location walking distance to Holyrood Palace with the Hop on/off bus stop right outside."

Location and overall space which was perfect for our group of 7. The front door parking was ideal and its a safe neighborhood as we had left our van door open overnight and nothing was missing. I woke up at 5am and hiked Arthurs seat as its a short walk from the home. Great experience overall, very roomy and had everything you needed.

Please replace the towels, they were very rough and stiff. The only downside was the train that went by every 7 minutes but it didnt bother us as we were very tired each day.

"Comfortable, spacious and clean"

Our family of four stayed at Holyrood House and we loved the space. Rooms were large. It was nice to have two floors. The neighborhood is very quiet so we could sleep with the windows open. It is about a 5 minute walk to the start of the Royal Mile. It is right next to Holyrood Palace which is very convenient. The cleaning staff did an excellent job. I especially appreciated that they washed all the floors. No carpet made it feel even cleaner. Washer/dryer was one unit. Small but worked well. They had lots of hangers in the wardrobes so we could hang our clothes.

There is no air conditioning and it was warm during our stay. It would have helped to have fans in each bedroom. The internet was going in and out during our stay. It made my husband frustrated bc he has some work to do. The place is a bit beat up - trim falling off, carpet coming up. All cosmetic stuff, so not a huge deal for us. My least favorite thing - the towels!!! They are ancient and need updating. It is a small cost that needs to be made. I felt like we had rags to use and this is coming from someone that has had the same towels in our home for 10 years.

The house is opposite the Holyrood Palace, right across Queen Mary's Bath and at the end of Royal Mile, 3 main attractions in old part of Edinburgh. Cafes, pubs, churches, shops around. Spacious, clean, bright! We just loved our 5 days-stay.

Maybe some supplies such as bin bags will come in handy.
