Amazing interior exterior. Located in olive fields and so tranquil. Staff are all nice. The pool!!! Amazing pool! It’s big, the water is not with Chlorine, big and is only shared with 4 vacation houses. So pretty much private pool.

Bed is really hard. They gave me a mattress but it’s not pillow topper rather than mattress to sleep on the floor and didn’t make a large differences. Worse part is the grim. Yes I understand it’s with antique furnishings. However, it needs serious updating and loving care. Shower head spewing water sideways downstairs shower doesn’t have water pressure at all salad spinner so discolored looks like 10 years old Dishes are all dirty hole in the wall fixed with different colored material couch cover, bed skirt looks like not washed for 20 years “Antique” chair with really really dirty seat I didn’t want to sit on bedroom door doesn’t close because it is warped We didn’t need it but crib mattress was so filthy yellow and brown with so many urine stains. No one checked it last 10 years? Etc Another problem was noise. The House is basically duplex and the wall is so thin, we can hear every cough, clearing the throat and conversation from next door house. It’s pity given how solid and beautiful the infrastructure is.

Amazing family trip in Umbria! We were a group of 8 and we had two apartments rented. Thankfully they were right next to each other, and no guests in the other two apartments. We therefore "owned the place" and really enjoyed it. The surroundings are breathtaking, especially in the evening sun. The apartments are very charming and cozy. Il Grottone has a "wow" factor, and even though it is a little dark, it´s easy to step outside to enjoy the views. Gli Ziri is much brighter, very cozy and welcoming. There is a beautiful area for breakfast/apertivo/dinner just outside the front doors. We had the pleasure of having chef Angelo come and cook for us, and what a night is was! Such an amazing dinner and fun evening. We highly recommend.

Two things we would like to comment on, for the owners to hopefully consider for future guests: In Gli Ziri the beds were hard as a rock, and the 4 guests there never got a good night sleep. "We might as well have slept on concrete floor"! Thankfully in Grottone the large bed was fine (had a nice mattress topper) but the other two smaller beds were also hard like floorboards. Therefore we suggest mattress toppers, at least as an option for guests. The other thing; both apartments were lacking a lot of kitchen items so we kept sharing things between the apartments; for example in Grottone there were no prosecco glasses, which we thought was strange in a nice place like this. This is minor, but worth mentioning.

We stayed in the spacious Grottone house which was built into the side of the mountain giving it real character. Views over the olive groves are spectacular. The pool was beautiful and the staff went out of there way to help us with our numerous asks. The restaurant and Borgo Mormotta is excellent and they prepared a wonderful cake for my daughters birthday. Thanks to the team for a great stay.
