100 years old traditional Kyoto Machiya townhouse - K's Villa

The house is 100 year old, but the inside had been renovated, nicely but would of been nice to see some old bits. The kitchen was good with a fill fridge. Laundry was great, shared with other appartment. The beds are the real deal with 1 normal single bed. The gardens were lovely, but a clean up would make it more enjoyable with the amount of money you pay each night. It's the small things that make it special. Great location to sights and metro and buses. 7/11 2mins walk.

We stayed in the street view side, Matsumi-an (and I knew this when booking) and it looks exactly like the pictures! We stopped by the reception at K’s House Kyoto to check-in and since it was raining, they called a taxi to take us and the staff member over which was so unexpected, but so appreciated! She walked us through the whole house, pointing out everything we needed to know. Soo many thoughtful details and inclusions. Bikes and umbrellas for us to use AND FREE LAUNDRY!! Lots of written information throughout the house to tell us how to work remotes, heaters, etc. Every staff member at reception and the cleaner were wonderful! And we enjoyed getting pizza at the bar next to the reception office! Quiet, residential area, but closest to Shichijo station. We walked to Kyoto Station frequently (15-20minutes). Also walked to Sanjusangendo (which was remarkable!) I’d absolutely stay here again and I’d love to bring more people and stay in the river-view side!

My only complaint (and it’s not even that bad) was that the bathroom got cold. They did include a little space heater (which we used and appreciated), but I would have like something with more of a thermostat because I don’t like to leave space heaters on overnight. Or heated floors like the kitchen/dining room has We didn’t have any issues, but if you have mobility issues, this may not be for you. Steep, narrow stairs to get to the bedrooms. It would be nice for the street-view side to be able to see the Japanese garden between the 2 houses better, since we don’t get a river view

Ut was very clean and tidy. Warm and comfortable. We were disappointed that it did not have the views that were represented when booking as our villa did not have river views.

Friendly and helpful staff, we arrived very late and they arranged everything for us. The building itself is authentic and modern at the same time, amazing river view, very quiet street in front of the building. Well equiped kitchen, plenty of space for the four of us, it really felt like a home for one week. Train station is just a short walk, convenience store right across the next main street. We really enjoyed our stay and can highly recommend it!

Everything was great, just a note: The original stairs are ok even for big people (195cm 95kg) but for people with mobility issues they might be to steep.

The location plus the ammenities provided. It’s a shame that we only stay there for a night as the place was well equipped with all the basic ammenities. Plus it’s on the quieter side of Kyoto

Great atmosphere and lovely people, came last year and had to come again. The river view is 100% worth it
