Absolutely gorgeous property close to Kyoto Station.

You can hear people passing by on the street during early morning and late night which can interrupt light sleepers. It wasn’t too bad though. I would still recommend this place.

The property was way over priced

Great location, contemporary features with authentic and traditional feel. Good amenities, close to station and dining out. Lovely place for our 6 night stay.

Would benefit from providing more than one pillow each bed, a privacy screen on the upstairs vanity area, more hanging for clothing and a rail or line for drying.

Bedrooms are all upstairs

The location is ideal: very conveniently located in the center of Kyoto, and everything is within walking distance.

Unfortunately, breakfast is only vegetarian, and there is a need for reserving lunch two days prior. The main disadvantage is that cleaning rarely takes place. We stayed for 5 full days, and only one free cleaning was included (and even then, it was not cleaning, but just collecting garbage and changing towels). Over the course of all these days, garbage accumulated in the house; the trash cans were small and unsuitable for multi-day use. It was possible to ask for more water or coffee only during cleaning, but it turned out that we didn’t have enough water, and we were able to drink coffee once a couple of days. I think that for such a price, it would be possible to include replenishment of water/napkins/coffee at least once every couple of days.The blankets were terribly hot and heavy, it was clear that they were adapted for the cold winter. In the spring, it is very hot to sleep with them, but without a blanket, it is cold.
